Established in 1906 to house a growing middle class, Waverly Terrace was the first planned subdivision in Columbus. This 45-acre community just north of downtown – framed by Hamilton Road to the west and 12th Avenue to the east – also held an elementary school and a central park. The last planned home for the subdivision was completed in 1929. Today, century-old homes line a compact grid of streets framed by sidewalks and trees, and the neighborhood is on the National Register of Historic Places. Most of the original homes are intact, but their conditions vary. Numerous homes hold rental units, and listings often tout their potential as investment properties. Proximity to downtown, Mercer School of Medicine and several hospitals are also draws. And iconic Rosehill Seafood is just across Hamilton Road.

Craftsman bungalows, Victorian-style homes and Colonial Revival properties are found across Waverly Terrace, which occupies a grid of streets just east of Veterans Parkway in North Columbus. Home styles vary but they do share a common feature: inviting front porches. Many residences were built in the early 1900s, with ranch-style homes joining the mix in the 1930s. Numerous larger homes have been subdivided into duplexes and small apartment buildings, and the neighborhood is evenly split between apartments and homes. A Columbus icon open since 1976, Rosehill Seafood serves clam chowder, fried catfish, seafood platters and raw oysters on Hamilton Road across from Waverly Terrace. A dozen glazed donuts costs $12.50 at another Columbus classic, Golden Donut, about a mile and half north of the neighborhood. Essentials are for sale nearby at Dollar General and Family Dollar, also on Hamilton Road. Walmart Neighborhood Market sells groceries less than two miles away.

Kids keep busy at nearby community centers
A popular destination for recreation is the RiverWalk, particularly near downtown. “Downtown is less than three miles away and a thriving area,” says Michael Terrell, a Realtor with Keller Williams Realty River Cities and a longtime Columbus-area local. “RiverWalk goes all along the Chattahoochee River and expands to 21 miles,” with lots of locals "biking and hiking the trail.” Kids can enroll in after-school and summer educational programming at the North Columbus Boys & Girls Club on 29th Street one block east of the neighborhood. In summer, enrolled students can also access the Boys & Girls Club pool, which has a lifeguard on duty. Kids can sign up for mentoring programs, shoot hoops and play games at the 29th Street Gym just west of Veterans Parkway. There is a playground outside as well as baseball and softball fields. Adults can also play basketball here and sign up for various classes. There is another playground a few blocks north at Rose Hill Playground at Hamilton Road and 33rd Street.
Lastly, Waverly Terrace students can attend Jordan Vocational High School before college.

Public school students in Waverly Terrace enroll in the Muscogee County School District. Elementary school students attend Hannan Elementary, which earns a grade of B-minus from Niche.
