A neighborhood on the rise

Tucked between Clintonville and Northeast Columbus, North Linden is in the midst of a transformation. Originally a well-developed bedroom community in the early 20th century, the neighborhood has dealt with housing blight and vacancies in the decades since. However, local initiatives, renovations and low real estate prices have led to a steady increase in interest from first-time buyers and investors alike. “It’s a really slept-on neighborhood,” says Byron Diaz, Realtor at Nexthome Experience. “It’s far less expensive than the surrounding area, but the homes are nice and often larger than what you’d get anywhere else.”

Renovations for midcentury homes

Set within a tight grid of streets and alleys, North Linden offers a suburban experience within an urban infrastructure. Midcentury homes and covered porches look out over fenced-in backyards, sitting on lots generally an eighth of an acre in size. Efforts from organizations like Habitat for Humanity and the community-led One Linden program have given the area far more than just a new coat of paint, preserving hundreds of the area’s more affordable homes and offering incentive programs for local businesses. “Home values are increasing in that area, but prices are still in the affordable range,” says Lee Hart, Realtor with Howard Hanna Real Estate Services. Cape Cods, American Foursquares and ranch-style homes are widespread, and prices range between from the low $80,000s and to the mid-$100,000s for those still needing renovation. Restored and well-maintained houses start in the high $100,000s, and generally top out at $300,000. Those on multi-acre lots or featuring 4 or 5 bedrooms can reach into the low $400,000s. Rentals account for less than half of the local properties, with multi-family homes selling to investors between the low $100,000s and the low $400,000s. “If I had a chance to invest in any neighborhood right now, I’d go with this one,” says Diaz.

Students get started at Como Elementary School before heading to Medina Middle School. Both are established in the neighborhood, offering many the chance to walk to school. Most older students will enroll at Mifflin High School, which recently updated its course curriculum with a series of business classes for budding entrepreneurs. All three schools have a C-minus on Niche. Those seeking higher education can consider The Ohio State University, which offers over 200 undergraduate majors.

In 2023, Ena’s Caribbean Kitchen lured Columbus native Guy Fieri in for a visit during an episode of “Triple D Nation” for their jerk pasta and oxtails. Brunch lovers come in on Sundays to try their crawfish and crab gravy biscuits or shrimp and grits. Most local businesses center around Cleveland Avenue on the east side of town. Easy access to Clintonville and Columbus

Sandwiched between Interstate 71 and State Route 3, North Linden has straightforward access to downtown Columbus, six miles south. “The proximity to Clintonville is also a big draw,” says Diaz. “In fact, I’ve heard a few people refer to North Linden as East Clintonville.” Quiet side streets and sidewalks lining the main roads make the neighborhood fairly walkable. Bus stops for the Central Ohio Transit Authority are found on Karl Road and Cleveland Avenue.

Harvest Fest and Trunk or Treat

The Linden Community Center is home to several regular events, including the annual Fall Harvest Fest, which celebrates the arrival of autumn with food, entertainment and a Trunk or Treat. The neighboring community of Clintonville raises a glass to local eateries at the Taste of Clintonville with samples from over 20 restaurants.
