Centrally located riverfront enclave

With quick access to riverside walking paths, pedestrian bridges and scenic views of the Olentangy River, this neighborhood’s name says it all. Riverview is a small but jam-packed mix of residential and commercial pockets bordered by a major hospital and one of Columbus’ busiest highways and is just minutes from The Ohio State University. “Without a doubt, people are drawn to its central location,” says Philip Crawford, a sales associate with Howard Hanna Real Estate Services. “You’re close to everything you could need, like shopping and dining, the University, and you’ll have quick access to public transportation, too.”

Midcentury ranch homes along tree-lined streets

Low-lying ranch homes with short, paved driveways and carports run parallel along Riverview’s residential streets. Riverview is only a mile from The Ohio State University, and the tree-lined sidewalks are busy with residents walking to and from campus and nearby parks and shops. The mature trees dotted around the neighborhood are large enough to provide some shade cover for well-maintained, modest-sized yards. “For many years, it was one of the more affordable neighborhoods in the area, but recent renovations and updates to the homes have led to a jump in prices,” says Crawford. “Homes that were once selling for $100,000 to $200,000 have now jumped to anywhere from $220,000 to $300,000.”

New elementary school campus in the works

Future Winterset Elementary School students will likely be learning in an entirely new school building as part of a nearly $300 million project proposed by the Columbus City School District. The elementary school also gets a C-plus rating from Niche. Students also attend Ridgeview Middle School and Centennial High School, which Niche gives C-minus and B ratings, respectively.

Scenic riverfront park connects to expansive trails

Residents can take in the natural scenery at The Ohio State University’s Wilma H. Schiermeier Olentangy River Wetland Research Park. The 52-acre green space encompasses a research center, trails and an observation deck open to the public. Settled along a crook of the Olentangy River, its verdant bogs support an ecosystem with more than 150 species of wildlife. The park also provides access points to the Olentangy Greenway Trail, an 18-mile pedestrian pathway that traverses the city from Worthington to downtown Columbus. From the park, locals can access two pedestrian bridges that cross the river and connect to Old North Columbus, the North High Street corridor and the University District.

Blend of regional and fast food chains within walking distance

Walkability to shopping and dining hubs is among Riverview’s biggest draws. Locals can pick up Chinese takeout from Chuan Jiang Hao Zi or stop by Tous Les Jours next door for freshly baked cakes and pastries. There are also fast food chains like Raising Cane’s and McDonald’s within the same complex. On the other end of the neighborhood, friends get together for wing nights at Roosters. There’s also a Kohl’s on Riverview’s northern end where locals can browse the aisles for clothes, shoes, and home goods. For groceries, there’s a Kroger within 1.5 miles of Riverview.

Bordered by bustling freeway and ample bus stops

Riverview is bordered by Route 315, known locally as Olentangy Freeway, to the west. The neighborhood also has ample COTA bus stops along Olentangy River Road. Both options connect locals to OhioHealth Riverside Medical Hospital, less than a mile away, and nearby shopping plazas like Lennox Town Center, which has a Target and a movie theater. On game days, traffic around the neighborhood may start to pick up as thousands descend on the city to watch the Buckeyes play at Ohio Stadium, just 2 miles away. Riverview is also 7 miles from downtown Columbus, the Columbus Museum of Art and the Arena District. Route 315 also provides access to John Glenn International Airport, roughly 11 miles southeast.
