Renovation is breathing life into Hilltop
If the homes in South Central Hilltop could talk, there would be a variety of tales to tell. Some have been around 100 years and have seen some changes for the better. “You shouldn’t pass on the west side of Columbus, including South Central Hilltop. It’s coming up and looking very nice,” Rebecca Ridley, Realtor with Signature Real Estate who’s sold in the area, says. The area is mainly residential, but locals can access various amenities because of the neighborhood’s central location between Downtown Columbus, Interstate 270 and Interstate 71.

Best fried catfish in Columbus
South Central Hilltop has one claim to fame when it comes to restaurants. Golden Fried Chicken and Fish has been dubbed by reviewers as serving the best fried catfish in Columbus, done in the true Southern style. This locally owned business is known for combo meals that come out steaming and well-seasoned. Less than 1/2 a mile down Eakin Road is Sports & Spirits, the neighborhood spot for a casual bite and a round of pool. Realtor Brian Bainbridge with CRT Realtors, who has sold all over Hilltop, also suggests a few eateries within 2 miles. He recommends D & E-Z-O’s Pizza for a slice, El Ranchito next door for Mexican fare and Ava’s Taste of The Caribbean on West Broad Street. Essentials can be found at Brookshire Foodliner on Eakin Road—one of three neighborhood grocery stores. Brookshire sells fruits, vegetables and meats, as well as non-perishable items. For a larger grocery store, Kroger at the Southwest Square Shopping Center is next to the neighborhood’s southeastern corner. If residents want more options, they head 3 miles west toward Interstate 270, where there is an extensive collection of commercial corridors, or 4 miles east into Downtown Columbus.
Fixer-uppers for first-timers
The neighborhood attracts investors who are fixing the homes up for first-time homebuyers. “I sold a house there that was a three-bedroom, one bath, and by the time it was up for sale again, it had two-and-a-half bathrooms,” Ridley says. “A renovation usually includes a new roof, improved siding and up-to-date appliances.” Before renovation, prices usually cost below $125,000, while restored homes can sell between $130,000 and $250,000. Like other areas of Columbus, South Central Hilltop is a seller’s market, but with one caveat. “Especially if the renovations make it look like a new home, it will be gone in no time,” Ridley says. Thomas Hamrick, Realtor with Keller Williams Consultants Realty, grew up in Hilltop right next to South Central and recalls that the neighborhood’s housing diversity is what stands out. “It has single families, duplexes, even quadplexes. I had an agent on my team sell a 16-unit property over there. You don’t have that everywhere.” While walking along narrow sidewalks snugly set beside mature trees, buyers will see Craftsman-style, bungalow, traditional and Cape Cod homes.

Education in students’ backyards
Served by the Columbus City Schools, students who live in South Central Hilltop have their elementary and middle schools in their backyards. Most students can walk to Burroughs Elementary School and Hilltonia Middle School. Burroughs hosts events like Family Science Night to get parents involved in their children’s education. Briggs High School serves about 1000 students in grades nine through 12 and is about 1/2 a mile south of South Central Hilltop. All three schools have a C-minus rating from Niche.

Sunshine-y days at Hilltonia
For a moment in the sunshine, the 9-1/2-acre Hilltonia Park has a good amount to offer within walking distance. There’s a small playground off to the side and a large field where youth football games are played. The park also has a non-lighted baseball diamond for an impromptu neighborhood game.

Interstates galore and straight shot downtown
South Central Hilltop has access to many different highways. The area is within 1-1/2 miles of I-70 and U.S. State Routes 62 and 40. I-270 is about 4 miles west, I-71 is 3-1/2 miles east and working professionals can be downtown in 4 miles. “You can just take Sullivant Avenue all the way down. It’s just a straight shot,” Hamrick says. Bus stops can be found along Sullivant Avenue, as well. For long-distance travel, locals can choose John Glenn Columbus International Airport 10 miles east or Rickenbacker International Airport 14 miles southeast.
