Encompassing the northern end of Fifth by Northwest, a vibrant mixed-use district, Tri-Village is small but punches above its weight. It’s packed with perks – small pocket parks and trail access, shopping centers, corporate headquarters and local cafes. “People love living there because it’s in a sweet spot near shopping and dining – you’re right on the other side of Route 315 from Ohio State and are within 5 minutes of Grandview Heights and Upper Arlington,” says Kate Jenkins, real estate associate with RE/MAX Connection.

Mix of townhouses, small bungalows and Cape Cods

Housing pockets in Tri-Village are situated on the eastern and western ends with a variety of options. The west side features condos and townhouses with attached garages anchored by a shopping center with a Kroger and a Starbucks. The properties range from mid-20th century to newer construction with a modern look. “They typically sell around the upper $200,000s, but some can climb to nearly $400,000,” says Jenkins. “It’s a competitive price point because of all the nearby amenities, so they usually don’t stay on the market for more than a month.” The University View subdivision is another popular option in Tri-Village, lined by Cape Cods and bungalows with landscaped yards, one-car garages and back patios. Price points for these houses fall between $235,000 and $345,000. “Because of how the Columbus market is growing, prices will continue to appreciate,” says Jenkins. “That area’s central location makes it desirable, so it’s a good investment for people who want to be near all the action.”

Diversity among students in Columbus City Schools

Students living in Tri-Village are zoned for the Columbus City School District. Many attend Cranbrook Elementary School, which gets a C from Niche. The school prides itself on its diversity, with more than a dozen languages spoken by students. The different cultures are celebrated each spring during the school’s International Night. Students later filter into C-minus-rated Ridgeview Middle School. Nearby Centennial High School gets a B from Niche.

Pocket parks and riverfront trails

Tri-Village’s eastern end, which encompasses the University View subdivision, has its own playground, basketball and tennis courts and a small park where locals can go for a walk or have a picnic with friends and family. Less than a mile from the neighborhood is the Olentangy Greenway Trail. “It’s a scenic place for walking and biking, and it can connect people to other city parks,” says Jenkins. The riverfront trail spans more than 13 miles from Worthington to downtown Columbus.

Shopping centers tucked on both ends of Tri-Village

Tri-Village shares space with the Lennox Town Center, which houses a Target, along with stores like Petco, Sephora and Old Navy. There’s also a 24-screen movie theater. “You’re also just a hop, skip and jump away from King and Grandview Avenues, where you won’t be dealing with as many chain restaurants,” says Jenkins. “There are mostly locally owned restaurants along those roads like The Avenue, Third and Hollywood and Grandview Café.” Natalie’s Café also lines King Avenue. The music hall with two stages also doubles as a pizza joint. The neighborhood is about a mile from Ohio State University’s main campus and Ohio Stadium and 2 miles from the Short North arts district, where locals will find art galleries, bars and nightlife.

Route 315 and COTA bus connect to downtown Columbus

Locals living in Tri-Village have plenty of amenities at their fingertips. Still, many make the 2-mile drive to Upper Arlington to take advantage of the upscale shopping, golf courses and local restaurants. Downtown Columbus and the city’s Arena District, where people can catch a Columbus Blue Jackets game or attend one of the many concerts at Nationwide Arena. COTA bus stops along Kinnear Road or Kenny Road can connect locals to these bustling districts and other amenities around Columbus, including The Ohio State University Wexner Medical Center, less than a mile north of the neighborhood. Nearby State Route 315 and Interstate 670 are what locals take to reach John Glenn Columbus International Airport, about 8 miles southwest of Tri-Village.
