The first Buffalo Highlands homes were built in 2018, adjacent to the open space and wild grass of the Rocky Mountain Arsenal National Wildlife Refuge. While all the subdivision’s streets are paved and lined with sidewalks, the neighborhood’s fourth and final filing of homes will not begin until 2024. As part of the expansion of Commerce City, the neighborhood's surrounding landscape is also changing. “There is so much open space, and right now, the future growth is supposed to be spectacular. We're supposed to get movie theaters and all kinds of different businesses in, so we're excited about what the next five years look like for us,” says Cristina Geiger, a broker and owner of Key Team Real Estate Corporation, with over 8 years of experience serving Denver metro areas.
Second Creek Trail and recreation in Reunion
Pocket parks with under an acre of open space and a playground dot the neighborhood. Second Creek Trail, an over 17-mile multiuse path, meets the Arsenal Perimeter Trail on the neighborhood’s west side. The Arsenal Perimeter Trail loops around Rocky Mountain Arsenal National Wildlife Refuge’s over 15,000 acres, encompassing wild grass where bison and foxes graze. The refuge also has two fishing lakes, nature programs led by rangers and birding opportunities. The Reunion Recreation Center is located near Reunion Park, where there is an outdoor pool with slides. The park also includes soccer fields, a playground, and a paved trail looping around an open space and a pond. “There is a big, white barn in the middle, and throughout the year, there’s something there monthly. It’s kind of the hub of the whole area. You have the Red, White and Bluefest for Fourth of July, Trunk or Treat for Halloween and all the Christmas stuff,” Geiger says.
New traditionals lining Buffalo Highlands Metropolitan District
Both single-family homes and townhouses have new traditional architecture with stone and panel siding. Townhouses are priced between $475,000 and $515,000, while single-family homes range from $520,000 to $640,000. Homeowners must pay an extra $60 monthly in homeowners association fees, which the Buffalo Highlands Metropolitan District uses to fund architectural review services and community upkeep projects, including open space landscaping and snow plowing of sidewalks.
Latest 27J Schools district addition and CTE courses
Buffalo Highlands is zoned for the 27J Schools district. Southlawn Elementary School became one of the district’s newest schools when it opened in September 2022 and earns a 5 out of 10 rating from GreatSchools. Otho E. Stuart Middle School—also known as just “Stuart Middle School”—receives a 2, while Prairie View High School maintains a 5. Prairie View has a Career and Technical Education (CTE) center with programs that include teacher cadet and computer science.
Local thoroughfares and the nation’s third-busiest airport
East 96th Avenue runs west to state Highway 2 and Interstate 76, roads that connect the community with Commerce City about 10 miles south and Denver around 20 miles away, respectively. Denver International Airport is under 6 miles east of the neighborhood, accessible via the toll road Extension 470—locally referred to as “E-470”—or Peña Boulevard via Tower Road. The airport is the nation’s third busiest and, in 2023, served nearly 78 million people, including over four million passengers traveling to international destinations.
Reunion Marketplace errands and Reunion Coffee House
Reunion Marketplace is the neighborhood’s closest shopping center and has a King Soopers and Ace Hardware. Fast food and casual restaurants, including local sports bar State House and G’s Tacos, are also nearby. Reunion Coffee House is a nonprofit coffee house that offers young adults the opportunity to earn work experience through a 12-week leadership course and hands-on experience serving customers handcrafted coffees.
