Commerce City neighborhood combatting its industrial impression
Although its Commerce City zip code may conjure thoughts of industrial corridors, Central Commerce City is primarily residential and dotted with green spaces, about 10 miles north of Denver. Part of the neighborhood is in a state of redevelopment, with a planned mixed-use area being built beside older homes ready to be customized and renovated. The neighborhood has access to all the area’s major employers from an area where home prices fall below the Denver metro area’s average values, motivating buyers to look closer. “Price point was the biggest factor,” says Leah Wells, a broker associate with three years of experience at American Home Agents, regarding her buyers’ decision to purchase in this redeveloping neighborhood. “We just kept an open mind, primarily looking near Aurora so it fit, and it’s close to the Denver area where they work.”
Central Commerce City connections to Denver and beyond
State Highway 2 and U.S. Route 6 converge in Central Commerce City, leading south to Interstate 270. Nearby, Interstate 70 connects the area with the Rocky Mountains in the west and the Denver International Airport (DEN) in the east. The airport is commercial, with both domestic and international flights, and accessible by I-70 or by following 56th Avenue east about 15 miles. The Regional Transportation District (RTD) serves the community with bus stops along East 60th Avenue and Holly Street. It also provides public transit via the N Line light rail, accessible at the Commerce City/72nd Avenue Station.
Housing opportunities expanding with the Greyhound Park development
Minimal traditional and ranch-style houses were built on gridded streets between the 1940s and 1950s. These single-family homes price from $310,000 to $560,000. “It’s much more affordable than anything closer to downtown, and it's still growing, so a lot of buyers are interested,” says Sam Neumann, a Realtor with Keller Williams Urban Elite and host of the popular YouTube channel “Denver Living with Sam Neumann.” In fact, since 2020, Central Commerce City’s average home value has consistently been around $200,000 less than the Denver metro area’s average.
Postmodern single-family homes, row houses and duplexes were built after 2020 in the Greyhound Park development and cost between $500,000 and $600,000. The development is part of the city’s plans for urban redevelopment, incorporating single- and multi-family housing into a shopping and dining district. Apartments are also part of this plan, adding to the area’s income-restricted apartment complexes, including Holly Park and Village Crest.
Greyhound Grounds, Western wear and big box grocers
Commerce City Plaza shopping center sits on the neighborhood's west side and includes a King Soopers and dining options. Mama's Cafe serves American breakfasts along with traditional Mexican food. Plaza México has the international grocer Mi Pueblo Market and an apparel store with Wrangler items, Joyeria Alondra Western Wear. Greyhound Grounds Coffee House was established within the Greyhound Park development. The cafe is part of the regional Community Uplift Partnership—or "CUP"—which empowers baristas between the ages of 18 and 24. The program teaches the baristas leadership skills through on-the-job training and a 12-week program with lessons on resume building and mental health awareness.
