Commerce City neighborhood with a strong Hispanic presence
Kemp is a neighborhood of residential properties about 3 miles east of central Commerce City. The area’s landscape is dotted with green spaces and authentic Mexican restaurants that are all within walking distance of most homes. “People like to stay in the area once they live here. It’s really affordable,” says Real Estate Agent Alberto Rodriguez with Metropolitan Denver Real Estate, who has over 15 years of experience and lives in the neighborhood. Multiple transit options make it easy for commuters to travel around the Denver Metro area for work.
Owning or renting a home in Kemp
Homes in Kemp are lined along gridded residential streets, with driveways and small front yards that are sometimes fenced in. “You can get a good-sized lot and a home for a price you can’t find in other neighborhoods in the metro area,” Rodriguez says. Ranch-style homes built in the 1920s to 1950s are typical, alongside minimal traditional single-story homes and bungalows. Prices range from $350,000 to $500,000. Bi-level homes in the neighborhood built in the 1970s cost $450,000 to $525,000.
Duplexes can also be found on the market. These multi-family properties can go for as low as $475,000 for one unit, and up to $900,000 for both. Manufactured homes are another option, priced around $90,000 to $100,000. Piney Mountain Mobile Home Park and Derby Mobile Home Park are two communities in the neighborhood. Roughly half of Kemp residents own their property, while the rest are renters.
Adams County public schools with quality programs
Children living in Kemp can attend public schools in the Adams County School District. Kemp Elementary earns a C-minus grade from Niche, while Kearney Middle School has a D-plus. Both offer a Dual Language Program that counts towards a Seal of Biliteracy. From there, students can attend Adams City High School, which also receives a C-minus. Adams City High provides Career and Technical Education courses in advanced manufacturing, construction technology and hospitality.
Commerce City’s local restaurants and grocery stores
While the neighborhood is primarily residential, Kemp has a handful of traditional Mexican restaurants such as Chicharrones Imperio. El Mercadito De Tixca is a Mexican grocery store with imported products. Multiple local eateries are lined along 72nd Avenue’s commercial corridor. Blackjack Pizza & Salads is a casual Italian restaurant, and there’s also El No Que No Authentic Mexican Kitchen. Convenience stores, auto shops and hardware stores are dotted along the area. Farther north along Colorado state Route 2, there’s a Save A Lot and Dollar Store.
About 2 miles southwest of Kemp, the Commerce City Plaza has King Soopers. Fast-food options in the shopping center include Pizza Hut, Jack in the Box and Wendy’s.
Nearby neighborhood parks and natural wildlife refuges
Kemp itself does not have parks, but there are multiple green spaces within walking distance of the neighborhood. Los Valientes Park is directly north and has a playground area and open field, while Freedom Park is directly south with a jungle gym and picnic shelter. Fairfax Park is about 2 miles west with multiple turf fields, a basketball court and a futsal court. East of Quebec Parkway, residents can access the Rocky Mountain Arsenal National Wildlife Refuge. “You’re literally a block away, which is great if you like to jog or go for bike rides. There are deer and buffalo populations that are cool to see,” Rodriguez says. The 15,000-acre open space has over 20 miles of hiking and biking trails, plus a handful of lakes for fishing. There’s also an 11-mile Wildlife Drive, where visitors explore the area in their vehicle while listening to an educational podcast.
Navigating Kemp by bike, bus or train
Kemp’s dense residential streets and sidewalks lend to a pedestrian- and cyclist-friendly community. “It’s walkable if you’re going to the parks and the local shops, but a little bit farther, and you commute by car,” Rodriguez says. There are also Regional Transportation District (RTD) bus stops along Poplar Street, Monaco Street and 69th, 70th and 72nd avenues. The Commerce City Transit Station is less than 3 miles west and provides access to the N Line on RTD’s commuter rail system. Air travelers can head to the Denver International Airport, about 17 miles away.
