Hub City is hot spot for transportation and industry

West Compton is a slice of the iconic South LA city known for famous musicians and athletes, from Kendrick Lamar to Serena and Venus Williams. Nicknamed “Hub City” for being in the center of LA County, the area remains a transportation and industrial powerhouse. It's also located along the Alameda Corridor, a railway for international trade, plus there are many businesses and jobs close to home. Yet West Compton keeps residents comfortable enough to stay for the long haul. "A lot of the homebuyers purchasing in this area are already living here or have family in the area," says broker Marlo Mimms, who works with All City Realty and has about three decades of experience in the area. Some of the neighborhood’s top features include a popular community park and Compton’s newest shopping plaza.

Midcentury ranch-style homes in West Compton

The western and central parts of West Compton are business-oriented, while the eastern and southern sections are more residential. Here some of the yards have fences, and many are large enough for garden beds, often landscaped with palm trees and agave plants. Single-family homes are predominantly ranch-style dating from the late 1940s through the 1960s, featuring midcentury elements like L-shaped layouts and geometric detailing. Most houses have driveways and attached garages, but street parking is also available. The homes range from around $500,000 to $850,000, depending on the size and renovations. "It's a great starter area for new homebuyers because of the prices," Mimms says. "You get a little more bang for your buck here.” Those interested in the neighborhood should watch the inventory closely. “There’s a very fast market. If the home is priced right, it’s sold within the first week,” says broker associate Carmen Caudillo, who works with Berkshire Hathaway and has over a decade of experience in the region.

Gateway Plaza shopping, plus local restaurants

Bordering the northeast corner of the neighborhood, Gateway Plaza has become the main shopping hub of the community. “It's just where everyone in the city goes. It’s the newest and biggest one built in Compton with more options for shopping, so people from other areas come to shop here,” Caudillo says. The strip mall has a General Discount store and fast-food restaurants like Subway and Taco Bell. For groceries, there’s the supermarket Food 4 Less. The western industrial section has a couple of local restaurants, including Eatalian. Located in a former warehouse, the Italian spot has a modern vibe, plus a gelato bar and a wine bar. At the Fabulous Grill on Main St., a causal diner, the menu is an assortment of breakfasts, burgers and Mexican food.

Roy Campanella Park and Magic Johnson Park

In the northeast part of West Compton, Roy Campanella Park has remained a beloved community resource for over 50 years. It features a ball field, a pool with free swimming lessons, plus a playground with a swing set. Exercise stations and picnic benches line the park’s walking paths. Kids can be a part of youth baseball or softball leagues with the LA County Department of Parks and Recreation. The Summer Lunch program provides free meals to children, plus the Everybody Plays program sets up various sports with all the equipment provided. At the Annual Park Community Meeting, there are snacks, children’s activities and more information about the park’s programs. Only a couple miles north of the neighborhood, Magic Johnson Park has a duck pond, a popular place to go on relaxing strolls. It also has fishing and a splash pad.

A 15-mile drive to Los Angeles and more logistics

West Compton is only 3 miles west of downtown Compton. Via Interstate 110, it’s about 15 miles away from downtown LA. It's also near interstates 710, 405 and 105 to get to anywhere in LA County. Some residents work for businesses right in the neighborhood, including Caplugs Evergreen and Tidus. For public transit, West Compton is served by the Metro bus system, with many stops along Rosecrans Avenue and Avalon Boulevard. There’s medical care at the Memorial Hospital of Gardena, about 2 miles west of the community. The closest major airport is the Los Angeles International Airport, about 10 miles away.

Public schools, including Gardena Elementary and Gardena Senior High

Depending on their addresses, students either attend the Compton Unified School District or the Los Angeles Unified School District. The schools include Gardena Elementary, which has a B-minus on Niche. Robert E. Peary Middle School has a C-plus, while Gardena Senior High School has a B-minus rating. The high school offers an array of clubs, from Animal Volunteer to Dungeons & Dragons. For higher education close by, there’s the California State University, Dominguez Hills and the University of Southern California.
