Downtown/Todos Santos is the vibrant city center of Concord, the largest city in East Bay’s Contra Costa County. “Todos Santos is Concord’s business hub,” says Wendy Moore, a longtime area Realtor at Christie’s International Real Estate Sereno as well as a member of the Chamber of Commerce. “Several large corporations bring their headquarters here.” However, the main attraction of this district is its lively central plaza, which gives the neighborhood part of its namesake. “Todos Santos Plaza is considered the focal point of downtown, and you have all these restaurants and bars surrounding it,” says Brian Burnett, a local resident and leasing manager for the Grant, an apartment complex in Downtown/Todos Santos. “It has a weekly farmers market, music in the park and other popular events like taco fest, beer garden fest and different holiday parades. There’s just a ton of stuff that goes on here.”

Within walking distance of restaurants and markets
Among the many walkable dining hotspots in Downtown/Todos Santos is Lima. This highly rated bistro serves Californian-Peruvian food with ample indoor and outdoor seating. The Hop Grenade Taproom & Bottle Shop offers local craft beers, and American-style eats with a spacious garden-style patio, while Luna Ristorante serves homemade pasta with imported Italian ingredients. “Luna is one of the most popular downtown restaurants,” Burnett says. Specialty grocery items can be found at the European Food Market on Concord Boulevard, or there’s a more traditional Safeway supermarket just east of Downtown/Todos Santos. The Concord Farmers Market is a city favorite, open weekly on Tuesdays at Todos Santos Plaza for fresh local produce and artisan goods. For big box stores, Willows Shopping Center, a few miles west, has retail chains like Old Navy and REI.

Condos, multi-family units and small single-family home sections
The wide neighborhood streetscapes feature narrow sidewalks with clusters of trees from California bay laurels to coastal oaks. Lining the streets are primarily condos and properties that have been converted into multi-family units. Many condos in the area are compact in size, ranging from 450 to 1,000 square feet, with prices going from $230,000 to $375,000. There’s a smaller housing stock of single-family homes in Downtown/Todos Santos, which are mainly located in the eastern section of the neighborhood. Mission Revivals, Craftsman-styles and bungalows are the most common, with prices ranging from $750,000 to $1.4 million.

The city’s central green space
Todos Santos Plaza is located in the heart of the neighborhood, surrounded by downtown’s many restaurants, bars, condos and apartments. Named one of the three Great Places in California by the American Planning Association, it’s one of the most popular parks in the city. The site’s large open green space has many shaded seating areas and features picnic tables, colorful gardens, a playground and a walking path. The 18-acre John F. Baldwin Park provides more athletic amenities a few miles north, from basketball and bocce courts to softball fields. It also features an updated playground and a dog park area. Plus, Briones Regional Park is 10 miles west of the neighborhood. This large park offers hiking, biking and horseback riding, as well as vast wildflower displays.

Summer concerts and annual festivals at Todos Santos Plaza
Throughout the year, Todos Santos Plaza hosts many community events, including a weekly summer concert series featuring free live performances from local bands and musicians. Other popular gatherings here include the city’s annual holiday tree lighting ceremony in December and the annual Spring Brews Festival in March. The event brings in over 60 world-class craft breweries to the park for beer tastings, live music and local food.

Students may attend Meadow Homes Elementary School, which gets a C rating from Niche, followed by the B-plus-rated Valley View Middle School. The B-minus-rated Mt. Diablo High School offers numerous Career Technology (CIT) programs in emergency medicine, culinary arts, advanced woodworking and digital innovations.
