Walkable residential suburb
Sun Terrace is a small residential area with easy access to highways and close-to-home amenities. Kids can walk to school, families can walk to the park and commuters can easily get to Downtown San Francisco. Once known for its affordability, there has been a recent jump in housing prices in the neighborhood. “It used to be less pricey, but there was an influx of new residents from the South Bay and south of San Francisco during the COVID-19 pandemic that drove housing costs up,” says Realtor Amber Hom of Realm Real Estate. “I think people realized this was one of the last affordable, centrally located areas in the Bay Area.”

GreatSchools:
The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
