Conyers is home to Georgia's French Quarter

While Conyers is situated 25 miles from Atlanta, its historic downtown has more of a New Orleans vibe and is known as Georgia’s French Quarter for its brightly colored buildings and ornate balconies. Newcomers are primarily drawn to Conyers for its proximity to Atlanta and comparably lower housing costs. The city of 20,000 people has seen a massive population increase, nearly doubling in size since 2000. “You can get a lot more house in Conyers. A lot of retirees and people in general who don’t want to deal with the rat race in Atlanta are moving there,” says Timmothy McCann, a broker associate with EXP Realty, who’s been selling houses in the area for more than 20 years. “They don’t want the daily grind of the city, but they want the amenities, like going to see a Falcons game.” Founded in 1854, traces of the city’s history as a railroad settlement can still be seen at the original train depot, but today residents have access to every modern suburban convenience, with major big box stores concentrated along Highway 138. Downtown, century-old buildings are adorned with murals, and the French Quarter-style architecture has made it a popular filming location for a variety of movies and TV shows, including Sweet Home Alabama, Stranger Things, and Ozark. The city is also home to 750,000 square feet of studio space that is regularly used by Warner Brothers and Twentieth Century Fox. “Conyers has a small-town feel. It’s a nice quiet city,” McCann says. “You can live in a place where people know you and have horses and cows.”

Historic bungalows and new builds in Conyers

The median single-family home sale price in Conyers is around $320,000, compared to $412,000 in Atlanta. Houses here date as far back as the early 1900s, and many of the city’s oldest homes are found in the downtown historic district. Craftsman cottages and bungalows are the dominant styles. Those in need of renovation can be found around $100,000, while well-maintained versions can cost up to $300,000. Buyers can find modest townhouses and midcentury ranch-style homes throughout the city for less than $150,000, while brand-new builds in developing subdivisions start at just under $350,000. “There’s been a lot of new construction to meet the growing population,” McCann says. “The other thing about Conyers is that you can get a lot more land for the dollar. You can get a nice, half-sized acre and that’s really common there.”

Olde Town Conyers serves as the city's historic and entertainment district

Olde Town is the city’s quaint downtown area, where locals stroll the sidewalks to explore local shops and boutiques, as well as dog-friendly eateries and bars with outdoor patios. In this designated entertainment district, residents are allowed to carry alcoholic beverages as they walk around the area or between participating venues. Chain retailers and eateries, as well as department stores and grocery stores, are situated along Highway 138, the city’s main thoroughfare. Home Depot, Walmart Supercenter and an AMC movie are near its intersection with Interstate 20.

A golf-cart friendly city near Atlanta

Interstate 20 passes through the city’s center, leading to the nearby hubs of Atlanta and Augusta. Atlanta is a 25-mile trip west, while Augusta is 120 miles east. With the exception of the city’s walkable downtown, Conyers is a car-dependent city. There is a designated golf cart district, though, where golf carts are allowed on select streets, including parts of downtown. For air travel, Hartsfield-Jackson Atlanta International Airport is 30 miles west, and Piedmont Rockdale, a 161-bed hospital, is located right in northern Conyers. The hospital is one of the city's top employers, along with Pratt Industries, a company that manufactures boxes out of recycled material. “Conyers is a working-class city,” McCann says. “Most people are working in Atlanta.”

An expansive greenway system and an Olympic park for bikers and horseback riders

Conyers’ citywide network of greenway trails for hikers and bicyclists includes the popular 3.5-mile Olde Town Conyers Trail, which connects Olde Town to the 100-acre Johnson Park on the city’s southern outskirts. Johnson Park has a rec center with a gym and indoor pool, as well as a dog park. On the city’s eastern edge, between Yellow River and Big Haynes Creek, the 1,400-acre Georgia International Horse Park has miles of equestrian and biking trails, as well as a golf course and canoe launch. The park was the site of equestrian events during the 1996 Summer Olympics. The city recently approved zoning for a large recreation development near the horse park, which will be centered around a 10,000-seat soccer stadium capable of hosting a professional women’s soccer team. The weather in Conyers allows residents to enjoy plenty of time outdoors. The city has four distinct seasons, with hot and humid summers and mild winters. From April through October, average daily temperatures exceed 70 degrees. July is the hottest month with an average high of 91 degrees, and January is the coldest month, with an average high of 53 degrees. The city sees about 1.5 inches of snowfall each year.

Live music at the Conyers Concert Series and plays at the Conyers Rockdale Council for the Arts

The Conyers Concert Series in Olde Town offers free monthly performances from April through June. The annual Cherry Blossom Festival is another anticipated event, which features live international music and dance performances, as well as an array of craft and food vendors. It takes place in March at the Georgia International Horse Park. In addition, Conyers Rockdale Council for the Arts is an intimate theatre that regularly presents plays, concerts, art exhibits and classes.

Career-based learning opportunities in Rockdale County School District

Conyers is served by Rockdale County School District, which receives an overall C-plus rating from Niche. The school system operates 11 elementary schools, four middle schools and three high schools. Students at any of the three district high schools can enroll in one of nearly 20 career-focused pathways at Rockdale Career Academy, including graphic design, veterinary science and auto maintenance.
