Sunrise on the water in Coral Gables
Draped in tropical greenery, Sunrise Point offers a glimpse of old Florida. Century-old banyan and palm trees shade its narrow streets, and residents enjoy a walkable, bayfront lifestyle under the canopy. Neighborhoods like these make Coral Gables, the “City Beautiful,” one of the Miami metro’s most popular places to live. “The condos have boat slips, the mansions on the water have docks… People live to go out on their boats,” says Steve Weiss, a Realtor with Coldwell Banker Commercial Realty. “Me? I have friends with boats.” Weiss has lived in Sunrise Point for around 30 years, and one of his favorite features is the Commodore Trail, a multi-use path to Coconut Grove’s ritzy shopping and dining scene. Downtown Coral Gables is nearby, too. “People don’t really know this area since it’s not somewhere you drive through,” he says. “It’s quiet, but we’re close to everything.”

Houses on the Biscayne Bay
Sunrise Point was largely developed between the 1960s and late 1990s. Its three condo complexes are set along the Coral Gables Waterway. One-bedroom units range from around $300,000 to $550,000, but homebuyers may pay even more for a boat slip. “I just sold one for $495,000, and the condo was $335,000,” Weiss says with a laugh. Most streets are lined by ranch-style pool homes on leafy dry lots. The properties roughly list between $1.8 million and $3.8 million. The neighborhood is also home to Sunrise Harbour, a small, gated community of a few dozen waterfront mansions off East Sunrise Boulevard. Prices in this HOA-managed section range from $5.1 million to almost $18 million. “Walking into one of those big houses on [Biscayne Bay] is like getting on a cruise ship,” Weiss says. “On the second floor, you look down, and all you see is water.”

Miami-Dade County Public Schools earns an A-minus
Coral Gables is served by Miami-Dade County Public Schools, which earns an overall A-minus on Niche. A-rated school Coconut Grove Elementary is right up the road. It features an International Studies Program in French and a World Language Program in Spanish. Ponce de Leon Middle is even closer to the neighborhood and receives a B grade. Coral Gables Senior High, graded A-minus, is a short drive away. The school has two magnet programs – the International Baccalaureate and the National Academy of Finance. It also has in-house academies, including a business, management and information technology program.

Sunrise Harbour and Ingraham Park
Sunrise Harbor Park is a neighborhood hangout tucked away in the heart of the community. It’s perfect for playdates, picnics or pick-up basketball games. Ingraham Park is a more scenic spot. The green space has a rustic courtyard with a centerpiece fountain. It also connects Sunrise Point to the city’s verdant south side with a pedestrian bridge. The bridge crosses the Coral Gables Waterway, and sometimes, by looking over the railing, locals see manatees navigating the water below. More parks and recreational avenues are less than 5 miles away, including Cocoplum Yacht Club, Fairchild Tropical Botanic Garden and all the waterfront attractions in Coconut Grove.
