People are drawn to Butler Farms, a small suburban neighborhood of man-made lakes and tree-shaded streets in northeast Coral Springs, because there’s “something different about the community,” says Nick Casamassimo, a real estate broker with Casa Ott Realty and longtime resident. “My wife and I purchased a home here over 10 years ago because we drove through during a Halloween celebration and saw everyone outside with candy for the kids. During the holidays, everyone decorates. And you can always see people out for walks. It feels homey.”
Established Mediterranean-style homes look newer than they are
The neighborhood’s contemporary homes were built primarily in the 1980s, but they look much newer. Graced by well-maintained lawns, the homes are part of a picturesque setting for which the city is known. “Coral Springs requires residents to keep up their properties, and everyone does,” Casamassimo says. HOAs oversee the upkeep of the neighborhood, but fees are less than $40 a month. No two homes are alike, but they all feature elements of the Mediterranean architectural style such as terra cotta roofs and decorative facades. The homes come standard with driveways and attached garages. Many offer waterfront views along the lakes and canals that dot the community, and several feature screened-in pools. Prices range from the high $500,000s to $900,000. The neighborhood is far enough inland that flooding is not a concern. However, wind damage can be common, especially during hurricane season, and insurance rates are likely to reflect that.

Park Springs Elementary, Forest Glen Middle within walking distance
The neighborhood is served by the Broward County school district, and students in kindergarten through eighth grade have access to well-rated schools within walking distance. Park Springs Elementary School, rated B-plus by Niche, offers applied learning programs that include civic engagement, music and performing arts and STEM and computer science. Forest Glen Middle, a B-rated school, offers a Cambridge Academy curriculum that prepares them for the Cambridge International program at Coral Springs High, also a B-rated school.

Coral Springs is known for its abundance of parks, and Butler Farms is no exception. Fern Glen Park is an 18-acre neighborhood green space. Old-growth pines and banyan trees shade paved walking paths, and recreational amenities include a playground and courts for basketball, sand volleyball and bocce ball. Volunteer Park adjacent to the neighborhood offers a similar setting and amenities but includes more wide-open spaces and features tennis courts. Turtle Run Park is next to the middle school. Its baseball/softball diamonds double as soccer fields. Oceanfront beaches are less than 12 miles away.

Retail and dining options are conveniently located nearby. Super Target at Turtle Crossing anchors a concentration of retail centers about a mile from the neighborhood. Rock n Roll Ribs, which serves up barbecue with a side of heavy metal, is a unique dining destination that stands out among the surrounding eateries. Smith & Webster is a highly rated restaurant that features upscale dining with a backdrop of live music. More upscale eateries, dozens of boutique shops and a movie theater can be found at the Promenade at Coconut Creek, an open-air shopping mall about 2 miles from the neighborhood. For entertainment purposes, residents can try their luck among the slot machines and table games at the Seminole Casino. Convenient services include Fire Station 43 just outside the neighborhood and Broward Health Coral Springs hospital 4 miles away.
