Coral Springs’ up-and-coming downtown
The heart of Coral Springs, City Center, is beginning to transition from a suburban commercial center to a downtown. Development plans, such as the soon-to-come City Village and Cornerstone Plaza, will enhance its current shopping and dining scene along the main thoroughfares, North University Drive and West Sample Road. That said, City Center maintains Coral Springs’ overarching family-oriented feel with new businesses that only add day-to-day convenience. “I remember when we all were waiting on Trader Joe’s to get built,” says Laura Sanders, a Realtor with RE/MAX Direct and a Coral Springs resident. “That was the big thing. Then Starbucks… and another Starbucks, I mean, really, how many do you need? Now they’re building mixed-use rental buildings, and people can walk to the shops on the bottom floor. You have to drive to get around Coral Springs, but City Center is becoming more and more walkable. It’s where our downtown is going to be.”
Runyon’s, 4 Rivers Smokehouse and more
There’s no shortage of places to eat in City Center, especially with the city’s signature strip right in the neighborhood on University Drive. The Walk is lined by local favorites, such as 4 Rivers Smokehouse, a regional barbeque chain, and Phat Boy Sushi, a spot for fresh, creative sushi rolls. More good eats are on Sample Road. “My favorite restaurant has been around since 1984,” says Sanders. “Runyons. It’s a staple, family-owned. It’s like a Cheers, where everyone knows your name.” Runyon’s steaks, seafood and jazzy piano bar setting have solidified its place in the city’s heart for over 39 years.
As for day-to-day shopping, Trader Joe’s, Key Food Supermarkets, Publix and Total Wine are all close by.

Late 20th-century charm
City Center offers a mix of late 20th-century single and multifamily housing. Closely plotted single-family properties stem from North University Drive and Royal Palm Boulevard along the neighborhood’s southeast side. These houses were built throughout the 1970s, ‘80s and ‘90s. They display the simple, suburban charm of Minimal Traditional architecture. “City Center is more affordable compared to the rest of the city,” Sanders says. “The homes are smaller and a little older. There are no HOAs.” List prices of single-family properties range from $405,500 to $643,000. Multifamily homes in City Center include townhouses and condos built in the 1980s and ‘90s. Prices for these residences start around $190,000 and max out at $485,000.

Mullins Park and Coral Springs Center for the Arts
City Center is home to Coral Springs’ largest green space, Mullins Park. Its 70 acres have an array of state-of-the-art recreational facilities, from athletic fields and sports courts to a public pool and indoor gymnasium. The latter is used for local sports competitions and community events like basketball games, gymnastics meets and martial arts tournaments. Right by Mullins Park, Coral Springs Center for the Arts, known locally as “The Center,” is the city’s fulcrum for art and culture. Alongside Coral Springs Museum of Art’s permanent collection, art exhibits with local and nationally recognized names cycle through The Center’s galleries. This creative center also acts as a park, with lush grounds that guide visitors past outdoor sculptures. Dede Gilmore Park offers more public amenities like picnic pavilions, outdoor grills and horseshoe pits for friendly games.

The Coral Springs’ Festival of the Arts and other events
Family-friendly fun is aplenty in City Center. The City of Coral Springs just celebrated its 18th annual Festival of the Arts with a rather large turnout. Free to the public, this event shuts down a section of University Drive, allowing pedestrians to freely peruse art, craft, food and drink vendors. Additionally, Sanders says, “All kinds of different stuff happens outside City Hall. During Christmas time, they do lights. For Halloween, they do [Thrills and Chills].” On Fridays, Bite-and-Sips brings food trucks to City Hall’s lawn.
The Sawgrass Expressway has an exit at Sample Road that leads to the City Center neighborhood.
Sawgrass Expressway
Residents in City Center have less than a 5-mile drive to the Sawgrass Expressway, making for simple out-of-town commutes. City Center is approximately 11 miles from Pompano Beach and 30 miles from downtown Fort Lauderdale.
