Close-knit community by the local Chabad

Royal Land’s lush parks and proximity to shopping, dining and highways make it a good match for various homebuyers. The quiet neighborhood is filled with midsized, manicured front lawns, broken up by ponds and lakes, blessing some homes with waterfront views. The nearby Chabad of Coral Springs is an added draw for those looking for Jewish communities in Broward County. “It’s smaller, very close-knit and family-oriented, says Matt Hornaday, a local Realtor with EXP Realty. “Everyone knows everyone there.” Many neighbors even know each other well from Chabad. “I’m helping my sister sell her house now, but she didn’t want to leave,” says Denise Fontaine, a Realtor with Signature International Real Estate. “She felt at ease in her gated subdivision and loved the lakefront views. The HOA fees are low. Plus, anything you can imagine is four minutes away, max.”

Other common features include driveways, two- to three-car garages and in-ground pools. Both communities have sidewalk-lined streets with a smattering of palm trees and other mature landscaping, giving classic suburban vibes. Single-family home prices range from $600,000 to $924,000.
