An independent South Corona community
Set right on Interstate 15 in Riverside County, the semi-rural, independent community of El Cerrito is just about surrounded by Corona neighborhoods. For more than 100 years, El Cerrito has debated two options: either allowing annexation by the city of Corona, or becoming a charter city itself. The community remains unincorporated for now, preserving the rolling, open landscape ("el cerrito" means "little hill" in Spanish) that defines the area and allows for farming and livestock. Today, roosters can still be heard crowing on the otherwise quiet residential streets; large, open lots give them room to roam.
Area schools are highly rated, and the large El Cerrito Sports Park attracts visitors from around the Corona area. A few nearby shopping plazas, malls and strips are set far enough from homes to give residents convenience without intruding on their space. "It's right before Dos Lagos," says Javier Ramirez, a Re/Max Broker with 26 years of real estate experience in Riverside County. “The Dos Lagos neighborhood and Crossings at Corona are a few of the top shopping destinations in the area, so people get to be really close to both of those areas and still live in a quiet hillside.”
El Cerrito is located in the southern part of Corona, California.

Land and lot size plays a major role in prices
Most single-family homes in El Cerrito are either 1970s ranch-style or 1990s Spanish-style new traditional with terracotta-tiled roofs and arched details. Both styles have three or four bedrooms, and lots range from roughly a quarter-acre to 2 acres; many residents here farm on their land. Prices range from $620,000 to $1 million, largely depending on lot size.
Spanish-style condos and townhomes built between 2016 and 2019 are found in the Terrassa gated community, just west of Interstate 15 along Foothill Parkway. Three-bedroom units have 1,500 to1,800 square feet and range from $680,000 and $700,000, while four- and five-bedroom units with 2,000 to 2,500 square feet range from $800,000 to $900,000. Terrassa's monthly homeowners' association fees range from $125 to $150, and include access to a community pool and spa area.

Dos Lagos Park's amphitheater regularly hosts comedy shows and traveling musical acts, and in the summer it hosts the Rockin' Summer Concert Series, one of Corona's biggest events.

Mitigating fire risk
