The Bay Area is a coastal suburb less than 3 miles south of downtown Corpus Christi that's home to waterside parks and a wildlife refuge while being close to popular beaches. Local Realtor Michelle Berry says the neighborhood has a laid-back vibe and that its houses are full of character as they skew older. But one of her favorite aspects of living here is the subtropical climate: "I like to walk out into the sun. It gets into the hundreds, but we do have a nice breeze," she says. The Bay Area is known for its relatively affordable housing options and conveniences that are right around the corner, making it easy to hop between work, life and play. This suburb is also home to Corpus Christi Medical Center Bay Area, the Driscoll Children's Hospital and Texas A&M University.
A birdwatcher's paradise
A flurry of birds are drawn to this sun-soaked coast, earning Corpus Christi the designation as the “birdiest” city in America. Bird enthusiasts gather each year in April at South Texas Botanical Gardens & Nature Center, 6 miles away via South Staples Street, to catch the spring migration. The event hosts keynote speakers who touch on topics regarding shoreline species and identifying birds by sight and sound.
Over 20 sea turtle releases each year
One of the Bay Area's more popular waterside parks is Cole Park, which has a skate park attached and a large public pier for fishing. "The park also has a little gazebo that hosts live bands. You can sit on the grass and enjoy the view and music," Berry says. Pocket parks dot the area north to south. The 18-hole Oso Beach Municipal Golf Course and Hans & Pat Suter Wildlife Refuge both settle on the Bay Area's southern side. The golf course is mostly flat, but its bunkers create a semi-variable terrain. The refuge is open and wooded with viewing platforms featuring educational signs, making identifying the feathered friends drawn to the region easy. McGee Beach is just 6 miles north and is known for its particularly calm swimming waters. And the Padre Island National Seashore may be a hike at just over 20 miles from home, but the islands over 100 miles of sandy shores are a straight shoot southeast from the Bay Area along a route that shares its same name. "The surrounding coast – including North Padre Island, Rockport and Aransas, Texas – are where many people fish," says local Realtor Anita Cisneros of eXp Realty LLC.

Bayfront homes, inland cottages
Bay area properties settle relatively close together in grid-style subdivisions and reflect an architectural medley: "There's some upscale houses, and some that have been there since the 1940s," Berry says. "One street could be really nice, and the next might not be. It's kind of hit or miss down there. That's the honest truth," she adds. Prices currently range from the mid to high $100,000s for a move-in ready home that is less than 1,000 square feet or properties that need significant renovation. Most homes fall into the $200,000 to $300,000 bracket, but one over 2,000 square feet will surpass $400,000. Condos on the water head into the $500,000 to $600,000 range, and a bayside mansion will topple over $1 million. A fair share of oaks line the streets in addition to the palm trees, and sidewalks and streetlights make evening strolls comfortable. Corpus Christi also receives regular glancing blows from Hurricanes, but the last major one was in 2017. It's recommended that homes close to the water have flood insurance.

Over a million square feet of retail
Locals may head to Salty Oak BBQ and El Muelle de San Blas for dinner and lunch. El Muelle de San Blas has been family-owned and operated for two decades, and its menu, filled with Mexican classics, also has fresh seafood options from fish to jumbo shrimp, scallops and octopus. "I like Hesters too. It feels fresh and hearty. They make some lunch sandwiches, but I get the mocha Frappuccino. I just got on a coffee kick," Berry says. There are several H-E-B grocery stores in the area, including one centrally located on South Alameda Street. The Corpus Christi Southside Farmers' Market has also been running for over 20 years on Everhart Road. Locals can head there every Saturday for both produce and arts and craft vendors. For retail, La Palmera Mall is local on South Padre Island Drive and widely known for its over one million square feet devoted to box chains like Forever 21, Macy's, H&M and more.
Salty Oak BBQ is known for its Texas-style barbecue, which is smoked in the Bay Area.

59 campuses serving 29 square miles
The Corpus Christi Independent School District is the largest in the area, with 59 campuses serving more than 29 square miles. Students may take their first steps at Menger Elementary School before moving on to Marvin Baker Middle School and W.B. Ray High School. The elementary school earns a C-plus score from Niche, the middle gets a B rating and the high school gets a B plus. The elementary school has a student-to-teacher ratio of 11-to-1, and its administration and counselors take their time getting to know each student by name.

Quality medical care and amenities all near by
"The Bay Area is less walkable than other places, like downtown Corpus Christi. You'd have to drive everywhere or grab an Uber, taxi or bus," Cisneros says. The Corpus Christi Charter Bus Company serves the area and offers customized rent-for-hire transport. When flights are needed, Corpus Christi International Airport is 12 miles away via Route 358. Even if a car is mostly necessary, being waterside makes every daily commuting pleasurable, according to Michelle Berry: "Just being able to drive by the beautiful bay is relaxing. I'll purposefully drive down Ocean Drive just to take that route."
