The western half of Montrose touches the Hudson River and the rest is surrounded by wooded hills, painting a rural, small-town picture. Forty-five miles north of New York City, this hamlet offers both water views and distant mountain vistas. “Montrose is one of the more affordable and convenient areas on the Hudson Valley with a lot of scenic parks, making it a great spot for commuters who also love being outdoors,” says Elizabeth Muniz, a Realtor at BHG Rand Realty with eight years of experience in the Central Valley area of New York.

Some of Montrose’s residential homes sit close together, while in other areas the houses sit on up to five acres of land. Home sizes range from 1,000 to 4,000 square feet, and the prices typically depend on the lot size and square footage. Houses range from Split levels and Cape Cods with driveways and attached garages for a median price of $500,000 to larger contemporary homes and Colonial Revivals with fenced-in backyards and front porches for $800,000. There are also townhouse and condominium options for around $300,000.

The Hendrick Hudson Central School District, which receives an A overall Niche grade, serves students living in Montrose. The neighborhood’s youngest learners can benefit from a 10:1 student-to-teacher ratio at Frank G. Lindsey Elementary School, ranked in the top 9% of Best Public Elementary Schools in the state, according to Niche. As they grow and progress, students can enjoy an even better 9:1 student-to-teacher ratio at both Blue Mountain Middle School and Hendrick Hudson High School. Each school receives an A grade, and the high school ranks in the top 11% of Best Public High Schools in New York, as reported by Niche.

When they’re ready to enjoy the views, Montrose locals head to George’s Island Park in the southern part of the neighborhood. There, people can play on the playground, access the beach, launch their boats into the water and stroll the river walk. This 208-acre park also has trails that connect to the Hudson River Greenway, a 12-mile path that runs parallel to the Hudson River, going into New York City. More inland is Sunset Park, where parents watch their children play baseball, and people walk the quiet trail as kids run around the playground. “Montrose is only seven miles from the Bear Mountain Bridge, which takes you to Bear Mountain State Park,” Muniz says. This mountainous park northwest of the neighborhood provides visitors with hiking trails, water access, a seasonal outdoor skating rink and The Trailside Museum and Zoo.

To fill up after being outdoors, residents go to Albany Post Road, where there are several dining options. At Fulgum’s, they can indulge in burgers and fries while swaying to live music, or at the next-door Guacamole Restaurant, treat themselves to a queso-covered burrito. Less than a mile up the street, Fat Sal’s Bar & Grill boasts their Eggplant Parmesan and Drunken Salmon menu options.

The Factoria at Charles Point is two miles north of Montrose, where people host events, dine at Fin & Brew, take on a ropes course at Spins Hudson and enjoy a local brew at River Outpost Brewing. For groceries and household essentials, Super Foodtown of Croton is two miles south of the neighborhood, and Apple Farm Supermarket is just one mile north.

Montrose boaters can dock and launch their boats when they join the Cortlandt Yacht Club, or they can rent slips along the Hudson River. Just north is Hendrick Hudson Free Library, which offers an abundance of activities for children in their kid’s corner, as well as wellness opportunities like yoga and meditation for the community. The Montrose VA Medical Center is in the southern part of the suburb, providing care for Veterans and their families. Nearby, the Cortlandt Train Station picks up riders traveling north or south along the Hudson River.

“Living in Montrose gives you access to bus routes, train stops, and major highways. It’s common for commuters to live here and easily get in and out of the city,” says Muniz. Travel convenience and picturesque parks give Montrose a small-town suburban vibe, while spacious home lots with both river and mountain views give this neighborhood a resort-like appearance.
