Skiing and sports in Cove
For prospective homebuyers, Cove’s greatest appeal may be its outdoors-centric living. A patchwork of farm fields comprises much of the landscape, while the Bear River Mountains invite adventurous residents to hike its trails and along its creeks. The High Creek Campground is situated alongside High Creek, and campers can pitch their tents along a road surrounded by green, rolling foothills. For those with extra moxie, the Cherry Peak Resort is one of Utah’s newest ski areas, having opened in 2014. This resort includes a ski rental, a restaurant, a ski shop and a day lodge, and its remote location means that Cherry Peak’s main audience is Logan-area skiers, including residents of Cove. For more laid-back recreation, the Cub River Sports Complex includes soccer fields and a baseball diamond in a small park just off Highway 91, Cove’s main thoroughfare.

Large lot-sizes and limited inventory
Because of Cove’s very small size and sparse settlement, housing options are extremely limited. Cove comprises only 43 homes, with the average year of construction being 1979. While these properties may not often be in contention on the market, and while most of them tend to be vintage cottages and farmhouses, current listings have an average price of $1.2 million. The average lot size of 114,127 square feet is nearly 14 times that of the Census Bureau’s 2022 estimate for the average American house, reflecting Cove’s strong ties to agriculture. The average home value has risen from $352,180 in May 2019 - roughly in line with the national average - to $658,962 by May 2024, over $100,000 more expensive than the average American home.
