Walkable neighborhood home to Sony Picture Studios

Washington Culver is a walkable neighborhood adjacent to downtown Culver City, and the home of Sony Picture Studios. Sometimes known as Studio Estates, the former MGM backlot was the shooting site of countless classic productions. "They actually filmed 'King Kong' here. They had a three-story high King Kong animatronic model there, and they used to let people in to see it — it was very cool," says Dannie Cavanaugh, principal at Cavanaugh Realtors and a city resident since 1962. According to Cavanaugh, there aren't many drawbacks to being so close to the Sony lot because Overland Avenue creates a buffer between the studio and residential areas. "You have a commercial area and the senior center and retirement communities separating the neighborhood homes from the Sony lot, so it doesn't feel intrusive," Cavanaugh says.

Vintage homes and contemporary offerings on Garland Drive and Astaire Avenue

The quiet, tree-lined residential streets of Washington Culver have a variety of homes built between the 1920s and 1980s. They include early 20th-century bungalows, midcentury ranch-style homes and more contemporary two-story offerings with Mediterranean influence. “They call most of this area Studio Estates because it’s an old MGM lot — many of the streets are named after old movie stars like Fred Astaire and Judy Garland,” Cavanaugh says. “Homes here are a little bigger than your typical Culver City home, and there is no setback on the front side of properties, so you have more usable yard space in a given lot.” Homes in the neighborhood are priced from $1.2 million for a bungalow under 1,000 square feet to $3 million for a more modern build with nearly 3,000 square feet.

Proximity to the Pacific Coast and Veterans Memorial Park

Outdoor recreation is what Southern California is all about, and Washington Culver has quick driving access to one of the region’s premier amenities — the Pacific Coast. Venice Beach is just 5 miles from the neighborhood, and Playa Del Rey Beach is under 10 miles away, allowing residents easy beach access without having to make an entire day of it. The nearest community green space is Veterans Memorial Park, which is across Culver Boulevard. The park is the site of a memorial building, the local historical society, a teen center and the public pool. There are also sports facilities, a playground, a dedicated dog-walking path and picnic areas on the park’s 13 acres.

Walkable to downtown Culver City, Culver Center

The Washington Culver neighborhood is walkable to downtown Culver City but is also home to a commercial stretch near the intersection of Overland Avenue and Washington Boulevard. The Culver Center shopping plaza has big-box retailers and Ralphs for stocking up on groceries. National chains like Panda Express, Baja Fresh and Crumbl are nearby, as well as some independent dining destinations. Hey, Sunshine Kitchen is a bright, airy vegan restaurant with patio seating under yellow umbrellas; customers dig the relaxed vibe and the plant-based menu. Pampas Grill is a Brazilian buffet-style venue where meals are charged by weight.

Traffic and public transit in Washington Culver

Washington Culver is bordered by state Route 187, known locally as Venice Boulevard, to the north and Culver Boulevard to the south. “Driving Venice and Culver can be a nightmare because many people cut through the city off the freeways. You don’t move to Culver City to avoid the traffic, but at least we’re very walkable,” Cavanaugh says. Interstate 405 is about eight blocks west of the neighborhood, and Interstate 10 is a few blocks north. For commuters, downtown Los Angeles is about 10 miles east via Washington Boulevard, and Santa Monica is about 7 miles west. Public transit includes bus routes along major thoroughfares operated by the Culver City Transportation Department, and the light rail station on Metro’s E Line is just over a mile away. To catch a flight, LA International is 8 miles south via Airport Boulevard.Violent crime in the neighborhood is slightly under the national average, but property crime is higher. The risk of motor vehicle theft is especially high — the CAP Index Crime Score for car theft is 7 out of 10, compared to 4 nationally.
