Situated six miles south of downtown, Cuyahoga Heights describes itself as a small town conveniently located within the greater Cleveland area. “Many residents work downtown, and the neighborhood’s location is ideal for commuters. There are events in the art district close by, and a hospital and good schools in the area,” says Tatyana Krilova, a Realtor with The Krilova Group and Howard Hanna Real Estate who has served the northeast Ohio area for 25 years. The neighborhood offers free services like grass-cutting and snow plowing to its senior citizens, and seasonal community events, along with access to outdoor recreational activities. Cuyahoga Heights houses several industrial plants, including Charter Steel, Universal Steel, Worthington Industries and the Southerly Wastewater Treatment Plant. However, homes are gathered within two residential communities, which are insulated by groves of trees and within walking distance of local parks.
Ranches on residential streets near Bacci Park
“There is an industrial part to the neighborhood, but homes are on residential streets with parks and trees nearby. The industrial section keeps prices lower than surrounding areas, too,” Krilova says. Cuyahoga Heights homes are either along East 49th Street, which is in the western portion of the neighborhood, or around East 71st Street, which is to the east. Properties sit close together on sidewalk-lined residential streets dotted with trees, and most lawns feature small grass lawns and landscaped foundation beds. Homes were built throughout the first half of the 20th century, including Colonial Revivals built in the 1920s and 30s, Cape Cod cottages built in the 1940s and ranches from the 1950s and 60s. Ranches are usually priced between $200,000 and $250,000, while Colonial Revivals cost between $125,000 and $300,000, depending on modern finishings.

Jog or fish at Ohio and Erie Canal Reservation
Located along the southeastern edge of the neighborhood, Bacci Park offers ballfields, walking trails, and a pond with an event pavilion. Ohio and Erie Canal Reservation encompasses a portion of the 309-mile Ohio and Erie Canal. Residents can find nature trails, mountain bike trailheads, picnic areas and fishing areas along the canal. In the summer, residents can swim at Cuyahoga Heights Village Pool. Those hoping to unwind in nature can drive 15 miles south to Cuyahoga Valley National Park, which has over 125 miles of hiking trails through forests and wetlands, a river for kayaking and a scenic railroad. Locals enjoy access to attractions throughout Cleveland; they can drive 6 miles north to watch the Guardians play at Progressive Field.

Cuyahoga Heights hosts opportunities for the community to get together numerous times a year. There’s an Easter Egg Hunt and Memorial Day parade in the spring and the Corn Roast festival in October, which has pumpkin painting, food stands, hayrides and live music. There are visits from Santa for the neighborhood children in December. On Thursdays throughout the summer, there’s Dinner in the Park, an event with food trucks at Bacci Park.

Children can begin school at Cuyahoga Heights Elementary, which has a B-plus rating from Niche. Students advance to Cuyahoga Heights Middle and Cuyahoga Heights High, which both have A-minus ratings from Niche. Downtown Cleveland is 6 miles away, and University Circle 8 miles away.

There are numerous industrial plants, including the Southerly Wastewater Treatment Plant in Cuyahoga Heights. Though residential roads are sectioned away from the industrial sites, homebuyers should be aware that they will live near these plants.
