A centrally located community with nearby shopping and highways

As cars zoom by on the Dallas North Tollway and shoppers hop from store to store in Galleria Dallas, locals get ready for the day in their condos in Dallas Midtown. The urban neighborhood comprises a mix of attached housing developments and commercial properties, making it a densely packed and frequented area. But its central location, convenience to shops and considerably lower housing prices draw folks in. “Midtown is a clean residential neighborhood, and it’s very close to major highways,” says local Realtor Maryse Dunbar of JPAR Cedar Hill. Dunbar has sold homes across the region for over five years. “It’s right in the center of Addison, Carrollton and Plano.” Proximity to the Dallas North Tollway provides easy access to downtown Dallas.

Attached and multi-family homes

Homes in Dallas Midtown mainly comprise multifamily housing complexes. “The area is heavy on townhouses and condos,” Dunbar says. “And it’s also affordable for first-time homebuyers.” Several townhome and condo complexes offer units with updated flooring, countertops and kitchen appliances. The area also has ample apartment complexes, and over 90% of residents rent their homes. A few new traditional, single-family houses are available in the neighborhood’s corner near Preston Road and Spring Valley Road. The lots are usually small, but some have enough room for an in-ground swimming pool. A one-bedroom unit in Dallas Midtown costs around $150,000 to $190,000, while two-bedroom townhouses and condos cost between $200,000 and $300,000. Single-family homes with three bedrooms generally sell for $550,000 to $650,000.

Shopping days at Galleria Dallas

Galleria Dallas is a large shopping mall and mixed-use development on the neighborhood’s west end. The mall features big-box department stores like Nordstrom and Macy’s, along with popular clothing stores like Zara, Old Navy, H&M and Steve Madden. The mall is also popular for its ice skating rink, which is open year-round for public skating and private parties. Residents can take lessons at the Galleria Ice Skating School. Galleria features a few attached restaurants, like North Italia and Grand Lux Café, but additional options are scattered throughout the area. Dunbar recommends locals venture up Montfort Drive to Cris and John, a Vietnamese street food restaurant. The restaurant features a blend of flavors, from pho burritos to Vietnamese chicken served in a taco. And Kimchi fries are a recommended side. Aldi on Preston Road is a popular spot for grocery shopping, and Target is minutes away.

Soccer games at Valley View Park

Valley View Park has been a community staple since 1956. The park spans over 27 acres and has a small playground, soccer field and green space. It’s also home to a small portion of the White Rock Creek Trail, which covers just over 17 miles. The trail crosses Hillcrest Road into the woodsy Valley View West Park and continues north to Alpha Road. Along Alpha Road is Northwood Club, a membership-only country club that’s served the community for over 75 years. A few club amenities include tennis courts and a sprawling golf course bisected by Alpha Road. Bert Fields Park, off Spring Valley Road, has nearly 60 acres of natural amenities, including White Rock Creek and branching hiking trails.

Hillcrest High School features a robust list of extracurriculars

The Dallas Independent School District earns an overall B on Niche and serves nearly 142,000 students. John J. Pershing Elementary School earns a B-minus on Niche, while Benjamin Franklin Exploratory Academy scores a C-plus. Students advance to Hillcrest High School, which earns an overall B on Niche. High schoolers can join various extracurriculars, including billiards, chess club and Academic Decathlon.

Hopping on the DART bus

DART buses shuttle across Alpha Road, Montfort Drive and Spring Valley Road. While public transportation is within reach, several residents drive. The community sits at the corner of two major highways, Dallas North Tollway and Interstate 635, so noise pollution is a factor. Locals headed into Dallas usually hop on the Dallas North Tollway for an 11-mile straight-shot trip into the city’s heart. Healthcare is provided at Medical City Dallas Hospital, about 3 miles away. The Dallas Fort Worth International Airport is about 16 miles away.
