Along the banks of the West Fork Trinity River, Eagle Ford is a small suburban neighborhood along Interstate 30 that is less than 10 miles from Downtown Dallas. The neighborhood dates to 1844 but did not develop until the 1940s when lots were built for African American veterans after World War II in a segregated Texas. When the area was annexed into Dallas in the 1950s, conditions improved in houses. Since then, it has seen continued growth as it is now predominately a working-class neighborhood. According to the CAP index, Eagle Ford does run high in some crime statistics. The neighborhood scores nearly double the national average in motor vehicle theft while ranking above the average in crime, scoring a six above the national average. “People are moving here and building new properties,” says Katherine Lopez, a real estate professional and owner of Merseas Real Estate who has worked in the market since 2004. “These homes were built in the 1940s, so people can get them relatively cheap and then build something new or flip it for a profit."

Renovated lots in West Dallas

Tight city streets are lined with homes that were built in the 1940s. These styles feature ranch and Craftsman-style homes. Investors and buyers have recently started buying homes, teardown, and rebuilding Contemporary Craftsman and Stucco properties. Buyers can expect original homes to hit the market for $185,000, while homes with newer builds will sell for around $320,000. “People like being able to buy these houses and completely rebuild them. We have seen investors buy and flip houses, and people buy the property and build something new for themselves,” Lopez says.

Shopping and dining along the I-30 corridor

Locals can pick up weekly groceries and other household items from a Walmart Supercenter or find home improvement items from Lowes to shop for affordable fashion at Ross at shopping centers along Interstate 30. The shopping centers are littered with fast food and chain restaurants like Chili’s and Wendy’s. However, there are some hidden gems in the neighborhood. Locals have been heading to West Town Bakery since the 1990s for breakfast tacos, while Carmen’s is a local hole-in-the-wall joint with authentic Mexican cuisine.

Community improvement events by the Ledbetter Neighborhood Association

The Ledbetter Neighborhood Association (LNA) is a community group that plans events and meetings around the neighborhood. The LNA puts on a Community Produce Stand every second and fourth Friday and offers fresh produce free of charge on a first-come, first-served basis. The association also runs events like tree planting and meets with guest speakers and local law enforcement. Eagle Ford is home to the Texas Fire Museum, which hosts a myriad of storied fire engines within their gallery that promotes interactive learning and safety experiences with hands-on attractions.

Choices in the Dallas Independent School District

Students attend the Dallas Independent School District, which scores a B on Niche. The district offers a robust school choice option with innovative schools designed to adapt to the neighborhood's needs and have district boundaries, as well as transformative schools, which are new schools with specialized academic programming and no attendance boundaries. The districted path for children in Eagle Ford is Gabe P Allen New Tech Academy, West Dallas Junior High and Dr. L.G. Pinkston Sr. High School, and all three schools earn a C from Niche. Pinkston offers the H-Tech Program through a partnership with Dallas College El Centro Campus – West Campus. The program allows students to earn an Associate of Applied Science Degree tuition-free while in high school, earn as many as 60 tuition-free college credit hours, start a four-year degree in less time than their peers and become familiar with the effort to succeed in college.

River views and community hub Jaycee Zaragoza Park

Eagle Ford is home to the Jaycee Zaragoza Recreation Center, one of the first built by the city of Dallas in 1980. After a 2012 renovation, the facility offers indoor recreation opportunities, community spaces, and a computer lab. The adjoining park is known for its community pool, where residents can beat the summer heat, and has multiple ball fields that host rec league games. On a smaller scale, Ledbetter-Eagle Ford Park is less than an acre, but it always seems to have children frolicking on the playground or playing a competitive basketball game on the hard surface court. With Eagle Ford’s proximity to the West Fork Trinity River, nature lovers can observe expansive views, walk, bike or horseback ride, or even canoe in the water. Golfers can tee off along the banks of the river at the Irving Golf Club, a par-71 public track.

Getting around the Metroplex

Getting around Dallas is easy for Eagle Ford commuters as they benefit from Loop 12 and Interstate 30, which intersect in Eagle Ford. Flooding in Eagle Ford

With its proximity to the West Fork Trinity River, flooding can become an issue when severe storms hit the Dallas area. The city has invested millions of dollars in infrastructure improvements, including the Trinity Portland Pump Station, which moves excess water through the Eagle Ford Sump System over the West Levee and to the Trinity River.
