New homes sprouting up in old West Dallas Neighborhood
Along the banks of the West Fork Trinity River, Eagle Ford is a small suburban neighborhood along Interstate 30 that is less than 10 miles from Downtown Dallas. The neighborhood dates to 1844 but did not develop until the 1940s when lots were built for African American veterans after World War II in a segregated Texas. When the area was annexed into Dallas in the 1950s, conditions improved in houses. Since then, it has seen continued growth as it is now predominately a working-class neighborhood. According to the CAP index, Eagle Ford does run high in some crime statistics. The neighborhood scores nearly double the national average in motor vehicle theft while ranking above the average in crime, scoring a six above the national average. “People are moving here and building new properties,” says Katherine Lopez, a real estate professional and owner of Merseas Real Estate who has worked in the market since 2004. “These homes were built in the 1940s, so people can get them relatively cheap and then build something new or flip it for a profit."

Renovated lots in West Dallas
Tight city streets are lined with homes that were built in the 1940s. These styles feature ranch and Craftsman-style homes. Investors and buyers have recently started buying homes, teardown, and rebuilding Contemporary Craftsman and Stucco properties. Buyers can expect original homes to hit the market for $185,000, while homes with newer builds will sell for around $320,000. “People like being able to buy these houses and completely rebuild them. We have seen investors buy and flip houses, and people buy the property and build something new for themselves,” Lopez says.

Community improvement events by the Ledbetter Neighborhood Association
The Ledbetter Neighborhood Association (LNA) is a community group that plans events and meetings around the neighborhood. The LNA puts on a Community Produce Stand every second and fourth Friday and offers fresh produce free of charge on a first-come, first-served basis. The association also runs events like tree planting and meets with guest speakers and local law enforcement. Eagle Ford is home to the Texas Fire Museum, which hosts a myriad of storied fire engines within their gallery that promotes interactive learning and safety experiences with hands-on attractions.

River views and community hub Jaycee Zaragoza Park
Eagle Ford is home to the Jaycee Zaragoza Recreation Center, one of the first built by the city of Dallas in 1980. After a 2012 renovation, the facility offers indoor recreation opportunities, community spaces, and a computer lab.
