You can look up at the stars and not realize there’s anyone around.” On the far outskirts of Dallas, the neighborhood is surrounded by a greenbelt, and Mountain Creek Lake, Cedar Hill State Park and nature preserves are a few miles away. And Downtown Dallas is about 12 miles south, where diverse dining, shopping and entertainment await.

A short drive to Mountain Creek Lake
The neighborhood’s 6-acre Forest Cliff Park has a playground and is a popular picnic spot. The 2,700-acre Mountain Creek Lake is less than 4 miles away and is the go-to place for fishing and boating. Mountain Creek Lake Park sits on the lake's southern side, featuring baseball and soccer fields, hiking and biking trails and the public Prairie Lakes Golf Course. The 27-hole course’s fairways weave around the lake. Mountain Creek Soccer Complex is also connected to the lake and offers 18 fields for soccer players to practice drills or play a pickup game. Dallas County Nature Preserve, Joe Pool Lake and Cedar Hill State Park are all 8 miles south of Ledbetter Hills for a deeper dive into nature. The 1,800-acre state park provides swimming, camping and kayaking. The park’s DORBA Trail is one of Texas's top mountain biking trails. The 600-acre nature preserve offers 9 miles of trails, butterfly gardens and several diverse animal habitats.

Traditional homes on farmland to modern mansions
Most housing is west and south of Ledbetter Drive, and the other half contains industrial buildings, trucking, and shipping companies. Ledbetter Hills offers rural traditional Craftsman-style homes, two-story brick houses and newer subdivisions. “The neat thing about this area is that it is very eclectic,” Cormier says. “You’ll find homes that are small and older, and beautiful mansion homes on lots of land. It’s not necessarily a planned community. It’s very open and welcoming to everyone.” Most were built in the late-1990s and range from the low-$200,000s for a three-bedroom to the high-$500,000s for a newer four-bedroom. Property sizes average 1,200 square feet to 4,500 square feet. The newer developments, like Estates at Grady Niblo, are in the neighborhood’s northern section. The subdivision offers large colonials primarily built in the early 2000s with multicar garages and spacious paved driveways. The median lot size for Ledbetter Hills is around 10,000 square feet, but some stretch more than a quarter acre. Large-acre properties, typically brick or stone ranch-style, are in the far southern and western areas of Ledbetter Hills. These are surrounded by the dense Ledbetter Escarpment Greenbelt, which stretches across the community’s western site, up north past Highway 303. This greenbelt and towering oaks throughout the neighborhood provide some buffer from highway noise, the industrial buildings and the Dallas Executive Airport, about 5 miles east. Ledbetter Hills has a CAP Crime Index Score of 4/10, on par with the national average.

Authentic Mexican fare and 20 minutes to the Cowboys stadium
Ledbetter Hills has a few mom-and-pops, but most retailers and restaurants are off Interstate 20, south of the community. Authentic Mexican restaurants are abundant in the area, like Guerrero's Taqueria, a favorite neighborhood joint known for its tortas, birria and breakfast tacos. Los Lupes is another popular spot with an all-you-can-eat lunch buffet. For weekend brunch, Breakfast Brothers provides classic comfort dishes like chicken and waffles and shrimp and grits. Kroger and Dollar General are also located off I-20 in the Camp Wisdom Village shopping strip, less than 3 miles away. The shops at Red Bird are about 4 miles south for a bigger shopping selection. Residents don’t need to drive far for entertainment either. “The neighborhood is 20 minutes from American Airlines Center, where the Dallas Mavericks play,” Cormier says. “It’s 20 minutes from Globe Life Field, where the Rangers play and 20 minutes from where the Cowboys play.”

High school athletic and band champions
Duncanville Independent School District serves the area. Local students can attend the C-rated James R. Bilhartz Jr. Elementary through fourth grade, Hardin Intermediate for fifth and sixth grades, and G.W. Kennemer Middle through eighth grade, finishing their education at Duncanville High School. Hardin holds a C-minus Niche grade, and G. W. Kennemer has a B-minus. Also earning a B-minus on Niche, Duncanville High’s girls’ basketball team has won multiple championships, and its band has also earned multiple state titles.

Downtown Dallas festivals and diverse houses of worship
The most popular area events are in Downtown Dallas, like the annual Dallas Holiday Parade, the Fourth of July celebration, and the BMW Dallas Marathon, one of its biggest and one of the state’s oldest marathons. Neighborhood churches include the Cambion Buddhist Temple, the Cao Dai Tay Ninh Temples of Texas, and Centro Comunitario.
Twelve miles from Downtown Dallas
Texas State Highway 408 runs along its western edge, and Highway 303 is directly north. These connect to Interstate 20, which provides access to the Dallas-Fort Worth Metroplex. Downtown Dallas is about 12 miles away, and Dallas Fort Worth International Airport is approximately 20 miles north. The Dallas Executive Airport-RBD is about 5 miles east and serves corporate aircraft, so there’s some airport noise, but the neighborhood’s greenbelt provides some buffer. Dallas Area Rapid Transit provides public transportation, with bus stops on West Ledbetter Drive. Methodist Charlton Medical Center is the closest hospital, less than 6 miles south.
There are couple of DART bus stops in the northern part of Ledbetter Hills for locals to ride.
Mountain Creek Parkway is an enticing path for cyclists as it runs through Ledbetter Hills.
