Luxury homes with convenient access to the rest of Dallas
Preston Hollow was first developed in the 1920s and is known for its luxury homes and scenic streets. “It’s a very convenient neighborhood. It’s about 6 miles north of downtown and about 20 minutes from the airport,” says Kay Weeks, a Realtor with Ebby Halliday. “It’s just a great central location and has access to some of the best schools in the area.” Two private schools, including St. Mark’s School of Texas—which is rated as the best private high school in the Dallas area by Niche—sit within the community boundaries. Primarily a residential neighborhood, Preston Hollow does have a few smaller commercial sections along the edges. Preston Hollow has a crime score of 2 from the CAP Index, lower than the national average of 4.
Mixture of custom-built luxury and estate homes just north of Dallas
Preston Hollow is home to a broad mix of housing styles, many of which are custom-built. The neighborhood’s eastern side is laid out in a grid formation, with ranch-style and contemporary homes fairly close together. Ranch-style houses will be the lowest-priced homes in Preston Hollow, usually ranging from $650,000 to $2.6 million. Contemporary homes often have multiple glass features and many windows. Prices can range between $1.3 million to $6.5 million.
On the west side, streets are a bit more winding, and lots tend to be larger. Luxury homes often have spacious, well-maintained yards with landscaping. Many of the larger homes in the neighborhood come in Spanish Revival styles with stucco siding and red tile roofs. Brick Colonial Revival and French Provincial houses are also common in the community. Mature trees are scattered throughout the neighborhood, providing plenty of shade during the spring and summer. Many homes have shrubs and fences along the road for added privacy; some properties are even gated. Estates with brick Colonial Revival, French Provincial and Mediterranean-style homes range from $1 million to about $12 million, although some estates can reach as high as $40 million.
Preston Hollow also has some condos scattered throughout the area, with prices ranging from $169,990 for a condo prepared for total renovation and reaching over $1 million for one with three bedrooms and four and a half bathrooms. Condos tend to be part of homeowners associations.

St. Mark’s School of Texas and Ursuline Academy of Dallas within the neighborhood
Public school students can attend John J. Pershing Elementary School, which is graded a B-plus from Niche, before attending Benjamin Franklin International Exploratory Academy for sixth through eighth grade and then Hillcrest High School. The schools earn, respectively, a C-plus and a B. There are also several highly rated private schools in the area that students might attend, including St. Mark’s School of Texas. This all-boys school is the highest-rated private school in DFW according to Niche and is known for its successful athletic teams and vast array of extracurricular clubs. Also within the neighborhood is Ursuline Academy of Dallas is an all-girls school, the oldest one in Dallas. The Episcopal School of Dallas is a co-ed kindergarten through 12th grade school within walking distance of most of Preston Hollow. All three private schools earn an A-plus from Niche.

Natural spaces in addition to parks and exclusive Royal Oaks Country Club
Residents of Preston Hollow have multiple parks nearby and plenty of natural beauty throughout the neighborhood when they need some outdoor time. “People enjoy biking and walking through the neighborhood,” Weeks says. “It’s got a lot of trees and a ton of scenery.” Preston Hollow Park, with just over 7 acres, has a walking trail, tennis courts and two softball fields within a large green space. Next to Pershing Elementary School, Netherland Park is a 5.2-acre park with pickleball and tennis courts. The Royal Oaks Country Club is about 2 miles outside the neighborhood and includes a golf course, which was re-done in 2023. The public Luna Vista Golf Course is to the west.

Variety of local businesses south of Preston Hollow
When it comes to dining, Preston Hollow has plenty to offer. “We have lots of restaurants. We have a sushi bar, several Italian places and seafood,” says Weeks. “There’s everything, pretty much.” Hillstone is among the more popular restaurants in the area, serving upscale American food in a rustic chic setting with exposed wood beams and stone pillars. For groceries, a Central Market is in the northern end of the neighborhood on Royal Lane and another one located at the southern end on Midway Road. There is also a Tom Thumb nearby.
Dallas North Tollway dividing the neighborhood
The Dallas North Tollway cuts through the middle of Preston Hollow. Dallas Area Rapid Transport operates a bus on West Northwest Highway, but most residents will use their own vehicles to get around. Dallas Love Field is the closest airport, about 5 miles away, with the Dallas Fort Worth International Airport about 20 miles away. The Texas Health Presbyterian Hospital Dallas is the nearest hospital, about 3 miles east.
Arboretum, country club with golfing and Spanish art museum
The Dallas Arboretum and Botanical Garden sits along White Rock Lake to the south and has a variety of gardens, including the seasonal plants in the 6.5-acre Jonsson Color Garden.
