Travis Ranch is a master-planned community offering an amenity-rich, but serene retreat in Forney, Texas. Spanning 1,500 acres, Travis Ranch sits 22 miles outside Dallas at the southern tip of Lake Ray Hubbard. Homebuyers get a laid-back lake lifestyle combined with the amenities of a suburb and proximity to major thoroughfares. “It’s easily accessible; you can get into Dallas in 20 minutes, and Rockwall or Health are a 10-minute ride in each direction,” says Charmaine Moran, community association manager for Travis Ranch. “There’s really one way in and one way out, so it feels safe, and with being close to the lake, the creeks that flow around it and the amenities, that’s part of the draw, as well.” Even though Travis Ranch is an expansive community, Moran says there’s still a tight-knit feel, and the homeowner’s association works to keep residents together and keep them up to date with what’s going on. “It’s a good community. People are in touch with each other,” she says. “We started an official Facebook page; we do weekly newsletters on what’s happening in the community, whether it’s something getting repaired or a new amenity going in.”

Amenity-rich community with traditional single-family homes and large lakefront properties

The waterfront tree-lined community is filled with ranch-style houses, two-story traditional brick homes and contemporary Craftsman-style properties. “There are about 4,000 homes, and a large part of the community is lakeside,” Moran says. “It has winding streets and little cul-de-sacs, and it’s spread out.” Most were built in the late 2010s, but there are some newer builds and custom homes constructed in 2024 near the water. Prices range from the mid-$200,000s for a three-bedroom to the low-$500,000s for a four-bedroom. “They’re anywhere from 1,700 square feet to a little over 2,000 square feet; we have some smaller homes and then larger homes on the lakeside,” Moran says. Most dwellings have multi-car garages, spacious, paved driveways for boats or other toys, and residents are within walking or biking distance of the lake. Higher-priced homes have in-ground pools and sit close to the water, backed by a thick blanket of trees for privacy and tranquility. The master-planned community amenities include multiple parks, a basketball court, playgrounds, a splash park, a skating rink, a pool and a pavilion. “We have a dog park, a soccer field and pickleball courts, and two pools, one of which is still being finished,” Moran says. “We have five parks with five playgrounds, with a sixth going in, spread throughout the community. We also just put in a teen section to make a little area for them to hang out.” Lot sizes are large, averaging around 10,000 square feet, but many stretch to a quarter acre. While residents enjoy easy access to Lake Ray Hubbard, Moran says they’re working with the city to have lakeside amenities added for Travis Ranch residents. “We’re looking at developing a way onto lake; it wasn’t granted in the original development,” she says. “The lake is owned by Dallas, and we’re hoping to put in a place to drop in kayaks. We’re putting a vote out in the community that we will leave open for six months, so they can let us know what they want.”

Home to the third-best school district in the county

Forney Independent School District serves the area, which is ranked the third-best district in Kaufman County, according to Niche. Students can attend Lewis Elementary, rated C-plus by Niche, followed by Rhodes Intermediate School, which has a B-minus. Brown Middle also has a B-minus. Kids can finish their education at North Forney High School, which earns a B-minus rating and offers soccer and football teams.

Easy access to Lake Ray Hubbard and waterfront parks

Travis Ranch Park is one of the six parks inside the master-planned community and has the dog park, splash pad and the swimming pool. “The pickleball and basketball courts are used a lot,” Moran adds. Sitting on the shores of the 22,000-acre Lake Ray Hubbard, boating and fishing are popular pastimes for Travis Ranch residents. One of the largest lakes in North Texas, it also has lakefront beaches and hiking trails. Three marinas surround the lake, including Sapphire Bay, Captain’s Cove and Chandler’s Landing, which is the closest to the community. The Heath Golf and Yacht Club sits 3 miles from Travis Ranch on the shores of the lake, and its members have access to an 18-hole golf course, a clubhouse, tennis courts, lakeside dining and sand volleyball. The 200-acre Forney Community Park is 6 miles south and offers a splash pad, baseball fields, a fishing pond, walking trails and a playground. Mulberry Park is also nearby, providing an outdoor hockey rink, baseball fields and 33 acres of picnic space. The lakefront Terry Park is 6 miles north and features boat ramps, scenic views and paved walking paths that wind around Lake Ray Hubbard. Windsurf Bay Park is another lakefront green space on the west side of Lay Ray Hubbard, with a basketball court, fishing areas and sand volleyball.

A popular food truck court and Antique Row

Most shopping and dining options are off Highway 80, but Moran says the food truck court at the corner of Farm to Market Road 740 and Clements Road is the go-to local spot. “It’s called The Junction; there are about eight trucks there, and it’s pretty popular,” she says. “There are huge picnic tables throughout in a ‘U’ shape, and it’s about five minutes outside Travis Ranch.” The Junction Fireworks and Food Truck Park is its official name, and its cuisine ranges from Cajun to Hibachi and Indian. The food truck court also has a seasonal fireworks show on the Fourth of July. Los Jefes is a favorite in the group, known for its quesabirrias, barbacoa tacos and charro beans. Outside of the food truck court, Shorty’s BBQ is a popular spot in an abandoned gas station for its cowboy beans, brisket and ribs. Southern Social Eatery offers comfort classics like mac and cheese, peach cobbler and fried pork chops. Shoppes at Forney Crossing is 6 miles away and offers Kroger, Walmart, Lowe’s and UPS. Downtown Forney is 5 miles south for more shopping and dining options, including its well-known “Antique Row,” filled with over 100 antique dealers. Antiques and Vintage Texas, Caspar & Gerard's Antiques and Little Red’s Antiques are a few of the many stores that line Highway 80 selling vintage furniture, clothes and memorabilia.

A property owners association that cares and celebrates

The Travis Ranch Property Owners Association keeps residents engaged with a variety of events, including pool parties, an annual spring fling celebration in March and a holiday festival in December at the community center. “There are four set events every year. We just did a Spooktacular event, where we showed movies in the common area, had vendors and popcorn and a pumpkin carving contest,” Moran says. “We do a holiday fest where we have Santa come and did snow last year, which a lot of the kids had never seen before. It was a big hit, so we’re doing it a little bit larger this year.” Moran adds they’re also trying to organize a teen committee to host events for that age range as well. The five-member homeowners’ board also plays a large role in improving Travis Ranch. “They’re listening to neighbors and working closely to bring up home values,” she says. “They’re very diligent and working to make the community a better place to live.” Forney Community Park is home to the Spellman Amphitheater, which hosts regular festivals, concerts, movies and theater productions. The city also organizes events throughout the year, including a Memorial Day 5K & Car Show, a Hawaiian Luai Family Night in May, a tree lighting and Christmas on Main celebration in December and a New Year’s Eve ball drop.

Five miles from Downtown Forney

Highway 80 runs along Travis Ranch’s southern edge, which connects to Interstates 635 and 30. These routes provide access to the rest of the area. Downtown Forney is 5 miles away, Dallas Love Field Airport is 27 miles away and Dallas is a 22-mile drive. There is no public transit serving the neighborhood. Dallas Regional Medical Center – Mesquite is the closest major hospital, 10 miles east. The Mesquite Metro Airport, a private airport for small- to mid-size corporate aircraft, is 10 miles away, so there is some airport noise, but most is buffered by greenbelts and countryside.
