Developed at the turn of the 20th century, Winnetka Heights was advertised as “Dallas’ Ideal Suburb” by the Russell Realty Company in 1911. Today, Winnetka Heights is a historic neighborhood in Dallas proper with early 20th-century housing that’s largely been restored starting in the 1960s. It’s located in the vibrant community of Oak Cliff, which is just across the Trinity River from downtown and takes up most of southwest Dallas. Winnetka Heights is just beside vibrant Bishop Arts District, a shopping and entertainment district with a high concentration of Dallas local businesses, and is a short drive from downtown. More than anything, though, the neighborhood’s historic charm and welcoming sense of community attract buyers and keep residents living there. “It’s very idyllic and very communal,” says Realtor Sandra Bussey, a Dallas native and Oak Cliff resident.

Spending time outside in Oak Cliff
Winnetka Heights’ neighborhood green space is Greiner Park, which sits behind the middle school and has an open field, basketball court and sidewalk around the park. Residents also spend time outside at the nearby Kidd Springs Park, which has a pool, butterfly garden and spring-fed lake, and the five-acre Twelve Hills Nature Center, which has walking trails through fields of wildflowers. Some residents take a swing at the Stevens Park Golf Course, a public 18-hole course with stunning views of downtown Dallas.

Dine at Dallas favorites and shop in the Bishop Arts District
Winnetka Heights residents dine at a variety of well-established and locally loved neighborhood restaurants. Norma’s Café, now a Dallas diner chain, has its original location in Winnetka Heights, with an interior and exterior reflecting its 1956 establishment. Other popular spots include Country Burger, an old-school burger joint with a drive-thru, and Cheesesteak House, which was started by an Oak Cliff family in 2014 and now has locations across North Texas. For groceries, residents shop at Tom Thumb and El Rio Grande Latin Market, and for retail shopping, they head to the Bishop Arts District next door, which is home to a variety of local businesses including gift shops, clothing boutiques and indie bookstores.

Monthly happy hours and shows at The Kessler
The Winnetka Heights Neighborhood Association hosts a monthly happy hour at a neighborhood bar or restaurant to give residents the opportunity to get to know their neighbors. The event is family-friendly with free admission. Each December, the neighborhood hosts the Winnetka Heights Holiday Home Tour, which allows visitors to explore the neighborhood’s historic architecture and serves as the hallmark fundraiser for the Winnetka Heights Neighborhood Association, with funds going to improve sidewalks, parks, streetlamps and more. For more regular entertainment, residents can catch concerts at The Kessler and classic films at The Texas Theatre.
Craftsman and Tudors that can’t be torn down
In Winnetka Heights, “The houses are great because they’re all historic, so nothing can be torn down and rebuilt,” Bussey says. In a city where tearing down and rebuilding is all too often the norm, Winnetka Heights residents value living in a community where they know their surroundings won’t significantly change anytime soon. Winnetka Heights’ housing was built primarily at the turn of the 20th century, and most of it has since been restored to preserve the quality and livability of the historic architecture. Craftsman is the most common style, often with spacious front porches, though some Tudors are often available, and there are a few modern builds. Neighborhood homes charm with details like colorful trim and stained glass, and most homes sit on small hills, slightly raised from the street. The neighborhood is remarkably shaded by large trees, so residents can spend time outside even in the hot Texas summers. Prices start around $300,000 and get as high as $1 million for a large, restored historic home. The median overall price is $525,000.

Quick commute to downtown via I-35 or DART
Winnetka Heights is located near Interstate 35, which residents can take for less than five miles to get downtown, and Dallas Area Rapid Transit has a bus that gets residents there in 30 minutes. Winnetka Heights is about 20 minutes from Love Field and 30 from DFW, and medical attention isn’t far with the Methodist Dallas Medical Center only two miles away.

Fine arts and dual language programs in Dallas ISD
Students in Winnetka Heights attend schools in the Dallas Independent School District, starting with Winnetka Elementary School, which received a B rating on the educational review site, Niche, and W.E. Greiner Exploratory Arts Academy, which also received a B and offers fine arts concentrations in areas like visual arts, band and choir. Then, they continue to Sunset High School, which received a C-plus on Niche and is the only high school in Dallas ISD with a two-way dual language program.
