Fairfield County town next to Candlewood Lake
Set beside Candlewood Lake and home to a lively downtown area, the small town of Brookfield in Fairfield County gives residents convenient access to shopping, dining and outdoor recreation. “It’s one of the few towns that have that quiet neighborhood feel but also have easy access within five minutes to grocery stores, Costco and more. Surrounding towns don’t offer what Brookfield offers in terms of shopping districts,” says Kellie Martone, a Realtor with William Pitt Sotheby’s International Realty and a fourth-generation Brookfield resident. Residents are less than 10 miles away from the nearby city of Danbury, which is where the Danbury Hospital and its 24-hour emergency services are located. Many of Brookfield’s shopping and dining locations line Federal Road, which runs through the town. Winding streets branch away from this main road and are lined with single-family homes, which often sit on large private lots surrounded by dense woods.
Community events hosted at Brookfield Municipal Center
There are many well-attended events and activities hosted in Brookfield throughout the year; on the first Sunday of June, the Brookfield Town Center Block Party features local vendors and live music that brings the community together for a day of fun. The Brookfield Municipal Center hosts several seasonal events, including a weekly farmers’ market during the summer months and a holiday tree-lighting celebration on the first weekend of December. The festivities continue throughout the holiday season: “We have a volunteer fire department that’s extremely active in the community – there’s a weekend in December where you can sign up for them to show up at your house in a firetruck decorated with Christmas lights and a firefighter dressed as Santa brings the kids their gifts,” says Martone.

Brookfield Town Center District continues to establish itself
Starting in 2016, a project to develop Brookfield’s downtown area began with the goal of constructing both residential and commercial properties. Since then, numerous shops, dining locations and housing developments have been established in the Brookfield Town Center District area along Federal Road. “There are lots of little shops, like the Traveling Chic Boutique, and places where you can buy gifts and clothes. There’s also The Café, which has a more trendy, modern atmosphere that serves breakfast and lunch,” Martone says. Farther south on Federal Road, closer to Danbury, residents can find big box stores such as Costco Wholesale, as well as several eateries. “Maggie McFly’s is a very popular restaurant; they have a large bar area with lots of TVs, and they have an outdoor patio with umbrellas,” Martone says.

Colonials sit on large, private lots
Single-family homes make up most of the residential property in Brookfield, although there are a handful of condo complexes and townhouses that pepper the area. “Four-bedroom central hall Colonials are very popular here, but we also have of lot of one-level ranch-style homes and raised ranches,” Martone says. Properties often sit on large green lots against the backdrop of trees, and most also have paved driveways and garages. There are also a number of waterfront homes situated along Candlewood Lake, many of which feature docks and direct lake access. A majority of the residences here typically cost between $400,000 and $750,000, but lakeside property prices range higher and start around $1 million.

Soak up the sun at Brookfield Town Beach
Residents can find several parks throughout the town; one popular spot for outdoor recreation is Cadigan Park, which is home to an athletic complex comprised of a football field, basketball court, lacrosse field and tennis courts, as well as trails for hikers and cyclists. Right next to Cadigan Park is Brookfield Town Beach, where residents can relax on a sandy beach and go swimming in Candlewood Lake. In addition to parks, there are several natural open spaces in the area. “They’re nature preserves that people can walk on and explore, but they can’t be built on. The most historic one is Gurski Farms, which backs Brookfield High School,” Martone says.

Candlewood Lake Elementary recently opened in 2023
Students are served by the Brookfield School District, which receives an A-minus rating from Niche and comprises three public schools. Young learners can attend Candlewood Lake Elementary, a state-of-the-art primary school that opened in 2023. Students might then head to Whisconier Middle School, rated B-plus, which feeds into the A-minus-rated Brookfield High School, where students can enroll in Early College Career (ECE) courses and earn credits on a University of Connecticut transcript. Brookfield High also offers several athletic programs: “The baseball team just won the state championship for the first time, which was awesome,” says Martone. “There’s a big sport following here.” There are also a number of religiously affiliated private schools in Danbury, including Immaculate High School, a Catholic institution that was ranked No. 4 on Niche’s 2024 “Best Catholic High Schools in Connecticut” list.

Interstate 84 is convenient to commuters
“Interstate 84 is the main highway that runs through town; residents are within five or ten minutes of 84 depending on where they live,” Martone says, adding that many commuters use I-84 to connect to other major thoroughfares that travel into New York City. Residents can also drive to the nearby Brewster train station and catch a direct train to NYC; the Danbury train station line has stops in multiple Connecticut cities, including Norwalk and Stamford.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
