Historic Smith Mills' convenience and continued development
Like so many New England neighborhoods, Smith Mills is rich in history, even as big-box stores and new construction crop up in the background. Originally established as a thriving mill community, the neighborhood now attracts residents looking for suburban living that doesn’t feel cut from a mold. “It’s a nice part of town, but it’s not a McMansion sort of area,” says Jay Lanagan, Broker and President of Lanagan & Co. Inc., a real estate brokerage and consultancy firm located in nearby New Bedford. “It’s got a rural feel, and it’s a very historic area, but it’s very close to the retail corridor. That’s why people choose to live there.”
Home construction in Smith Mills is monitored by preservation groups
While different pockets of Smith Mills were developed at different eras, the overall aesthetic is cohesive. Colonial and Colonial Revival styles are prominently featured, as well as bungalows and Cape Cods. In the established areas, well-maintained homes sit in parity with leafy, mature trees. Four-bedroom homes in these areas sell for around $500,000. The new construction maintains the colonial style, in a larger and grander edifice. These homes sell for around $800,000. Stringent regulations from groups like the Dartmouth Natural Resources Trust prevent the neighborhood from being overrun by high-density housing. “DNRT is very active in that area as far as preserving land and protecting the watershed,” Lanagan says. “They make sure that if a subdivision goes in, it’s scrutinized from a conservation perspective.”
