A small suburban community with a countryside feel
Royal Palm Trail is a small suburban enclave best known for its custom homes and uncommonly large lots, which create a sense of countryside living despite being just three miles from Davie's town center. One of the area's most unique features is that most properties are zoned equestrian, meaning folks can own horses and keep them at home instead of boarding them. And, in fact, according to Vlad Muscalu-Ban, a real estate professional who's been selling in the area for more than five years, it's not uncommon to see people riding their horses through the community. "In the morning, instead of people walking their dogs, you'll see families on horseback walking their horses around the neighborhood," he says. The neighborhood's proximity to Tree Top Park, known for its equestrian trail, is also a major selling point for horse owners and enthusiasts. But those without equine friends also seek this community out because of the freedom to design their yards and improve their homes without HOA restrictions.

Davie is known for its gorgeous green landscape and abundant opportunity for outdoor fun. So, it's no surprise that there are quite a few parks within a 5-mile radius of Royal Palm Trail. HAPPI Farm is a non-profit farm animal retreat in the community that looks after various creatures, from horses to hedgehogs to reptiles. It’s an important part of the community, and residents regularly visit or volunteer at its petting zoo. Tree Tops Park is a larger public space right down the street from the community. It’s a popular spot for horseback riding, fishing and jogging and is ideal for nature observation since it has a boardwalk that runs through 23 acres of restored freshwater marsh. Another popular spot is Bamford Sports Complex and Pine Island Park, which function as one large, 113-acre space. It is the destination for little league ball games and where many of the town's community events are held. The park is also popular for its fitness and aquatic centers. A bit farther away is C. B. Smith Park, the crown jewel of Pembroke Pines' parks system. This recreational hub is jam-packed with amenities such as the Paradise Cove Waterpark, and courts and fields for nearly a dozen sports.

Custom homes on meticulously designed lots
This charming, quiet community of single-family properties features long, narrow cul-de-sacs lined with flowering trees and evergreens. With no HOA, there is a variety of landscaping, from simple, clean-cut lawns wrapped by wooden fences to meticulously manicured lots featuring man-made ponds with decorative fountains. "The biggie is always the land," says Muscalu-Ban. "A lot of people seem to be motivated by building a beautiful, private, serene outdoor area," he says. Popular architectural influences include traditional, Mediterranean, mid-century modern, and modern. Most were built between the 1970s and 2000s, except those in the Camelot subdivision, which went up in the 2010s. The twentieth-century homes are the most affordable, ranging from $775,000 to $1.5 million, while the newer builds cost $1.6 million to $2.7 million.
Annual Orange Blossom Festival, Parade & Rodeo hosted by the town of Davie
The town of Davie hosts a slew of community events throughout the year, but the Orange Blossom Festival, Parade & Rodeo is its signature one. Held at the Bamford Sports Complex each February, this three-day celebration officially kicks off on Friday with an extravagant concert in the park. On Saturday, the festivities begin with a parade led by neighbors on horseback and that year's Miss Orange Blossom. Then, residents are invited to spend the weekend enjoying live music, crafts, local food vendors, a rodeo and a car show. A popular reoccurring event is the community's Movie in the Park nights, also at Bamford Sports Complex. The park is transformed into an outdoor movie theater on Friday nights throughout the fall, with festival seats dotting the landscape and local food trucks serving concessions.

Shopping, dining along Griffin Road
There are many shopping and dining options near the community, including Pine Lake Plaza. There, residents can find a Publix Super Market and a handful of local restaurants. Cooper Diner is a new addition to the area, serving classic American diner foods like burgers and B.L.T.'s. Vita Italian Restaurant & Pizza is a community mainstay, having opened more than 15 years ago. On top of serving a wide variety of pizzas and antipasti dishes, this locally owned joint is known for its decadent cheesecakes. There are even more eateries farther down Griffin Road toward Fort Lauderdale and along South University Drive. The community is also a short 4-mile drive to the popular Tower Shops and Fountain Shops.

High marks for Broward County Public Schools
The neighborhood is served by Broward County Public Schools, which includes Silver Ridge Elementary, graded a B-plus on Niche; Indian Ridge Middle School, also graded a B-plus; and Western High School, graded an A-minus. Western High offers dual enrollment classes in partnership with Broward College, Florida International University and the University of Florida. The school is also known for its state championship-winning cheerleading squad. Archbishop Edward A McCarthy High School is a highly-rated private Catholic school roughly five miles from town.

Royal Palm Trail has a rural feel because of its large plots and vast greenery, which create a sense of seclusion. Even still, it is well connected to the rest of Davie and beyond, thanks to Griffin Road, a busy commercial corridor, and nearby Interstates 75 and 595. The neighborhood is also near major infrastructure, such as HCA Florida University Hospital and Fort Lauderdale-Hollywood International Airport, about 4 and 15 miles away, respectively.
