Instead, it’s a mix, says Lewis, who has been in real estate for almost 40 years. Houses are a blend of single- and multistory layouts, with new traditional Mediterranean and craftsman styling. Residences here feature floor plans that stretch an average of 1,885 square feet and come with grassy lawns as part of lots that usually stretch between one-tenth and one-fifth of an acre. Some lots line one of the community’s multiple lakes. The neighborhood is made up mostly of single-family houses, though there are some townhomes in the area, particularly in the Poinciana Parc development — units that usually sell for prices in the $400,000s. This 17-acre spot is a draw in part for its splash pad, but it also offers everything from a basketball court to a baseball and softball diamond. This community is mostly residential, but it does come with close access to the Shenandoah Square shopping center, which features Publix, Walgreens and Dollar Tree. The 72,000-square-foot facility is home to the Weekley Brothers Davie Pro Rodeo, which is considered among the best in the nation and hosts several events each year. “It’s a cool atmosphere to be able to go to a rodeo,” Ardila says.
