Rapid growth in Davie
A few years ago, Davie was a small, unassuming town outside Fort Lauderdale; now, it houses the multimillion-dollar mansions of NBA players and names like Rick Ross. In 2020, developers began buying land and building two-to-three-million-dollar homes. "But that's not like a two-to-three-million-dollar home in Miami," says Jason Matouk, a local Realtor who runs a YouTube channel about South Florida real estate. "In Davie, that's like an 8,000-square-foot home." People move to Sunshine Village to easily access nearby cities like Fort Lauderdale and Miami while living in a neighborhood that balances privacy and a sense of community. It's about 33 miles to Miami and 15 to Fort Lauderdale and the beach, making it easy to access without paying for waterfront real estate. Historically, Sunshine Village has been a community of mainly manufactured homes, but its recent development has seen the addition of luxury properties, creating a wide range of housing options for buyers. "Everything in that area is going up in value because of how much traction it's getting," Matouk says.

Residents can also pick up groceries here or swing by Publix or Winn-Dixie nearby. Three miles north of the neighborhood, Sawgrass Mills is the area's premier shopping destination and one of the largest malls in the country.
