Mostly residential community north of University of California Davis and Downtown Davis
Set just north of the University of California Davis, Central Davis is home to many college students and faculty members, but top-rated public schools and plenty of parks attract families with young children, as well. Student rentals are generally found in the neighborhood's southern end, and most area nightlife, shopping, and dining are found in the adjacent Downtown Davis. “Much of Central Davis is centered around the university, but it’s a very calm and welcoming place,” says CJ Portz, a broker with Fievel Real Estate and a resident of the community. “If you’re familiar with Harry Potter, it has Hufflepuff vibes. Families out gardening or biking is a common sight around here.” Like the rest of town, Central Davis is connected by tree-lined paths and bike trails, encouraging locals to leave their car keys at home. Local houses of worship include the Saint James Catholic Church, Congregation Bet Haverim, which follows Reform Judaism, and the Islamic Center of Davis.
Midcentury ranch-style homes and historic properties in the southeast
Most Central Davis residents rent their property, including many UC Davis students and faculty. “UC Davis is seemingly always slowly growing, but the housing market here stays the same size, so good homes get bought very quickly,” Portz says. Ranch-style homes built between 1950 and 1975 are commonly seen, often with minimal traditional features like vinyl siding and prominent two-car garages; some have midcentury modern elements like large windows and interior wood paneling. Most of these three- or four-bedroom properties sit on compact lots that are lushly planted with ornamental shrubs and sycamore trees. Mature trees provide dense canopy coverage and lots of needed shade in the hot summers. Depending on a home's size and age, prices typically range from $550,000 to $1 million; recently remodeled versions, though, go for $1.1 million to $1.4 million, and the few properties set on quarter-acre parcels range from $1.4 million to $1.7 million.
Scattered across the neighborhood, midcentury minimal traditional duplexes range from $850,000 to $1.2 million, depending on their condition. And in the neighborhood’s northwest corner, two- and three-bedroom low-rise condos range from $480,000 to $500,000, depending on a unit's size.
The southeast corner of Central Davis is locally known as “Old North Davis,” as it was the first residential neighborhood built north of downtown before further expansion. The oldest homes in Central Davis are found here, mostly Craftsman bungalows and Tudor Revival-style properties from the early 20th century. These three- or four-bedroom homes tend to be well-maintained and in high demand, selling for $1 million to $1.2 million when they do go on the market. There's no official historic district in this area, but the Old North Davis Neighborhood Association advocates for improvements to public facilities on behalf of its membership.

A-rated Davis public schools
North Davis Elementary, in the northeast corner of Central Davis, earns an A rating from Niche. Oliver Wendell Holmes Junior High, also rated A, serves Grades 7 through 9; the school's birdwatching club, the Holmes Birders, meets every Wednesday during lunch and occasionally has field trips to native habitats like the Yolo Wildlife Bypass. The A-plus-rated Davis Senior High, set next to North Davis Elementary, is ranked A-plus by Niche. The school’s renaissance choir, the Davis Senior High Madrigals, covers Gregorian chants and other historical compositions while dressed in 15th and 16th century-inspired costumes; this highly regarded group performs in prestigious venues worldwide, including the St. Peter’s Basilica, and has placed first in the Prague International Choral Competition.

Getting around without a car using greenbelts
Most Central Davis residents find it easy to get around without a car. Davis as a whole is extremely bike-friendly, and many city streets are lined on both sides with double bike lanes; tree-lined walking paths, called greenbelts by locals, connect local parks and residential streets. In the summer, temperatures often surpass 90 degrees, making the densely shaded greenbelts very appealing for bikers and hikers. The restaurants and shops of Downtown Davis are just south of the neighborhood, and so is the University of California Davis, a major area employer. The university's bus system, Unitrans, serves non-students for a small fee, while students can ride for free with their ID card. Central Davis is bordered west by Highway 113, and Downtown Davis is bordered south by Interstate 80, which leads 16 miles east to downtown Sacramento. Davis Medical Center is right in the neighborhood, and Sutter Davis Hospital is just northwest. The Sacramento International Airport is 20 miles away.

Playgrounds at Community Park and Sycamore Park
In the northeast corner of Central Davis, Community Park is one of the largest parks in town, featuring a castle-themed playground, a skate park and a pump track for dirt bikes. Sycamore Park, on the neighborhood’s west side, has another large play area, and Oxford Circle Park has a nine-hole disc golf course. In the neighborhood’s southeast corner, next to City Hall, Civic Center Park has lighted baseball fields, and a pool complex used for training and competitions by aquatic community groups like the Davis Aquadarts, a local swim team.
Sycamore Park is fun for the entire family.

Visiting the Davis Farmers Market downtown
Downtown Davis is just south of Central Davis, offering a broad range of nightlife options and eateries like Burgers and Brew, which serves local Sacramento craft beers like the Anathema Hazy IPA. Some Central Davis residents can walk or bike downtown for The Davis Farmers Market, which opens every Saturday year-round. Anderson Plaza, a small shopping center on the neighborhood’s north side, houses a Save Mart and a few locally owned restaurants like Taqueria Guadalajara, a small Davis chain that serves home-style Mexican cuisine. Within the neighborhood, grocery stores include Trader Joe’s on the south side, and on the east, the locally focused Davis Food Co-op.

Annual Celebrate Davis event held at Community Park
Each summer, locals gather in Community Park for Celebrate Davis, an annual event organized by the Davis Chamber of Commerce to support and highlight local businesses. In addition to games, bounce houses and live music, the event features lots of local food vendors, as well as educational booths set up by community nonprofits.
Flood risk in the community's northeast corner
Though no major waterways are nearby, there is a risk of storm-related flooding in the neighborhood's northeast corner. With up to a 1% chance of flooding annually, most residents aren't required to purchase flood insurance, but it's encouraged. Most flood insurance plans have a waiting period of at least 30 days, meaning locals should prepare their policy sooner rather than later in case of an unexpected emergency.
