Far west community with quick Highway 35 access
In the suburb of Fairlane, longtime homeowners live next door to a massive veterans hospital, which is also a major employer in the region. Outside the hospital, Fairlane has a handful of city conveniences; however, a major highway passing through the area connects residents to stores, restaurants and other employers, including LexisNexis, just a few miles away. While Fairlane may be on the outskirts of Dayton’s western border, locals can still reach what they need, even if they have to travel a bit to get there.
There are many breathtaking blue ponds at Grotto Garden.

Historic Dayton Grotto Gardens honors veterans
Fairlane is home to the Dayton VA Medical Center campus, one of the largest Veterans Administration (VA) campuses in the United States. Connected to the medical center are the Dayton National Cemetery and the Dayton Grotto Gardens, an expansive botanical garden. Initially established in 1868 as part of a refuge for American Civil War veterans, the gardens were restored by local clubs and garden centers in 2012. A dedication plaque commemorates its revitalization. Visitors walk along lighted pathways past rock formations, natural springs and blossoming flower beds. Aquamarine ponds feature centerpiece fountains, and butterflies flutter among bright perennials. Many memorial gardens are dedicated to World War II and Purple Heart veterans. Lakeside Park is adjacent to the neighborhood and has spots for local anglers to cast a line. Arthur O Fisher Park hosts community gatherings, and families fly kites while groups picnic under shaded pavilions. Paved paths encircle the park’s pond and lead toward a long disc golf course and various sports courts.
Fairlane is also directly next to the new Montgomery County Fairgrounds. The Montgomery County Fair attracts tens of thousands each summer with carnival rides, livestock competitions and horse racing. Outside of the fair season, the fairgrounds host various events, like the Great Benjamins Circus, the Dayton Train Show and the annual Chocolate Festival.

Neat landscaping and longtime residents
Fairlane’s residential streets are mainly below Highway 35 and are grouped into two clusters. Sidewalks line roads and trim lawns dotted with mature trees. Basketball hoops, lawn chairs and an active neighborhood association beckon neighbors to come outside and connect, although many people are already acquainted. “The people that live in this area grew up there and stayed. It’s the mentality of ‘I grew up here, it’s affordable and my grandmother lives two streets over,’” says Realtor Jeffrey Roberts with RE/MAX Alliance Realty Inc. East of Liscum Drive, residents live in red brick ranch-style, split-level and New Traditional homes, but “West of Liscum Drive, homes were custom-built in the 1970s and tend to cost a bit more than the rather traditional 1960s homes on the east side of Liscum. Floor plans are unique and a bit retro,” says Roberts. Prices consistently range between $120,000 and $195,000, while some homes in the west cost as much as $240,000. In a small residential pocket above Highway 35, ranch-style condos cost between $40,000 and $90,000. “The one word that comes to mind to me is affordability. You can buy a house for $30,000, put $30,000 into it and sell it for $90,000,” says Roberts. “That kind of investment is changing neighborhoods because if you get a few of those in a row, it changes the way street trend looks.”

Westown Shopping Center offers restaurants and shopping nearby
The west side of Dayton once boomed with business. Roberts says that big names like General Motors used to be a significant part of this area’s landscape, but commercial business declined after the automotive industry crashed. He says the neighborhood has survived the downturn, but big companies have been slow to return. However, the Dayton VA Medical Center remains a crucial employer for the area, and there are still some shopping and dining options nearby. Along the neighborhood’s northern border, Westown Shopping Center offers clothing stores, a CVS and eateries like Domino’s Pizza and Phil’s Smokin BBQ food truck. Within the neighborhood, options include Dollar General and Papa Johns Pizza. Highway 35 connects residents to more shopping, like Lowe’s Home Improvement, Kroger and Gem City Market, which are all under 7 miles away.

Well-rounded education before and after school
Students have flexible zoning for schools, but many kids start at Westwood Elementary School, one of the closest options for elementary education. The school earns a C-minus Niche score. Next is Wogaman Middle School, which has a D-plus rating, followed by Thurgood Marshall High School, which has a C-minus. Thurgood Marshall High is an Ohio Designated STEM School offering courses that teach traditional science through intense research, prototyping and real-world applications. Students also have the option to attend Dayton Digital Academy, an unrated online high school program.
About 1 mile away, the Dayton Metro Library West Branch offers free supplemental education to students. “We offer after-school homework help during the school year, Monday through Thursday. We also just started Reading Buddies, which is a program we’ll do every Saturday. We have volunteers that come in and listen to the kids read for reading comprehension and enhancement,” says Winnie Johnson, branch manager at the library. She also shares that the library helps feed students after school and during the summer through partnerships with the Dayton public school system and the Children’s Hunger Alliance.

Highway 35 and smaller roads lead downtown
While many residents are car-dependent, locals also have access to public transportation along the neighborhood’s borders and around the medical campus. Drivers use Highway 35, West Third Street and Germantown Pike to head farther into the city toward downtown Dayton, which is under 6 miles east. Depending on the time of day, traffic can get congested around the VA hospital and grotto gardens, as well as along Liscum Avenue, South Gettysburg Avenue and West Third Street. Because Highway 35 passes directly through the middle of the neighborhood, traffic and noise levels also increase during rush hours. For air travel, Dayton International Airport is 15 miles away.
Many pedestrians will wait for the bus on Iowa Street.
The bus is a very common transportation for residence here.
