Just across the Miami River from downtown Dayton is the historic neighborhood of Grafton Hill. But people who live there don’t identify as being close to the action of downtown. “You need to think of Grafton Hill as a village,” says 40-plus-year resident Dan Barton, who has lived in four houses in the neighborhood during his time there. “We’re not just a few blocks inside a big metropolitan area. It’s a village where people want to stay.” Grafton Hill features large historic houses in an area that has been part of a local historic district for over 30 years.

Always historic
When Barton moved into the Grafton Hill neighborhood in 1982, it was in the National Register of Historic Places but did not have a local designation. When that happened in 1988, everything changed. “The local historic designation means that there are procedures to monitor and regulate changes to historic structures,” Barton says. “That doesn’t happen with only a national designation. Once we became a local district, property values increased about 300 percent in five years.” Prairie-style, Italianate, Federal, Queen Anne and Tudor homes are all over the neighborhood, with an average of 3,000 square feet. “Our neighborhood has improved so much, so quickly, that we’re seeing prices routinely over $300,000,” Barton says. “The price range is between $250,000 and $400,000 for homes on a half-acre lot.”

Culture in the neighborhood
The Dayton Art Institute is within walking distance for some in the neighborhood. The museum spans 5,000 years of art history, with over 27,000 pieces on display. It also has concerts, family and youth programs, classes and social events. This site is also a popular setting for weddings, parties, corporate meetings and special events. The Dayton Masonic Center is a Greek Revival building completed in 1928 and hosts many public and private events. “This building recently underwent a top-to-bottom rehabilitation and is in spectacularly good condition,” Barton says. “Their concert hall seats 1,600 and has incredible acoustics.”

Close-by amenities
Grafton Hill is just across the Miami River from downtown Dayton and close to Interstate 75. “There’s a dam on the river where people surf. We call it our beach,” Barton says. “There’s a chute designed for kayaks at the dam where people will do it.” From June to August, on Thursdays and Fridays, RiverScape Metro Park on the other side of the river has concerts. The park can be accessed by foot on the Great Miami River Recreation Trail.

Gem City Market is a unique grocery store that provides more than everyday essentials for the home. There are also opportunities to learn new recipes and skills during on-site classes. Specifically, the store is a community cooperative where customers can become member-owners. That means there’s a co-ownership with employee-owners, sharing in the store’s profit according to how much they use the store. Residents are very close to Kettering Health Dayton is a hospital that’s been in the area for over 100 years and is one of the largest osteopathic community teaching hospitals in the country.

Elementary school runs through sixth grade
Students opting for public school education can attend Dayton Public School District classes, including the C-minus Niche-rated Edison Elementary School, with over 400 prekindergarten through sixth-grade students. Wogaman Middle School is a D-plus-rated school with a 10-to-1 student-teacher ratio. Seventh and eighth grades here have a dress code where seventh graders wear a white shirt, and eighth graders are told to wear navy blue shirts. Paul Laurence Dunbar High School is rated a C-minus on Niche.
Edison Elementary School is located in Dayton, Ohio.
Wogaman Middle School has separate seventh and eighth grader dress codes.

Active neighborhood association
Ever since the 1970s, the Grafton Hill neighborhood has had an active neighborhood association that ensures that any house updates are consistent with the historical aspect of the neighborhood. For the past ten years, the neighborhood has sponsored a pumpkin carving display in a central location on Halloween. “There’s been discussions about spreading it out because it’s so popular,” Barton says. “On a good weather weekend, we’ll have 15,000 people participating. So, we’re thinking of spreading that event out.”
