Inexpensive homes a stone’s throw from city life

Unlike the bustling New York City neighborhood that shares its name, Greenwich Village is where people moving to Dayton find inexpensive homes along quiet, shaded streets. "People come here for better value compared to other Dayton neighborhoods," says Realtor Kerry Santiago with Coldwell Banker Heritage Realtors, who has worked in Dayton for 30 years. "For less money, they can get a house with good bones and a decent-sized yard." The neighborhood's grid layout gives people an easy drive to nearby shops along North Gettysburg Avenue. Popular recreation spots and the city center are within a few miles, keeping residents connected to what the city has to offer without needing to be in the middle of it all.

Lush trees and pops of color

Greenwich Village has a relaxed, small-community vibe, with sidewalks connecting neighbors and mature oak trees shading midsize yards. Some sections look especially lush, with bushy shrubs and outstretched branches nearly spilling over into streets. Along the quiet streets are many Cape Cods, bungalows and ranch-style homes. Color palettes are typically neutral, but a few houses brighten the landscape with bold trim accents or peppy paint jobs. Home prices range anywhere from $19,000 to $145,000 depending on condition. "The low prices allow people to find something move-in ready or a fixer-upper with room to grow," Santiago says. Various churches take up the corner lot on many streets, with red-brick or bright white exteriors making their presence clearly known.

Shops and restaurants on North Gettysburg

The community's grid layout makes walking or driving to North Gettysburg Avenue, the closest commercial hub, easy. Dollar General has daily essentials, and stores like IGA Supermarkets and Save A Lot check off grocery lists. Next to Save A Lot are Rainbow Shops and Naballi Restaurant, which serves take-out tenders and catfish sandwiches. JJ Fish & Chicken and 3 Guys BBQ Chicken & Grill are two other nearby spots to grab a quick bite. For more options, locals drive out to Salem Avenue and downtown Dayton.

Walking along Wolf Creek at Wesleyan MetroPark

Hickorydale Park is the only public park in the neighborhood, although it has become quite overgrown. As of 2024, the city has a master plan to restore the basketball courts and add picnic shelters and a playground. They also scouted the park as a potential location for a new dog park. Wolf Creek runs down the neighborhood's side, leading to Wesleyan MetroPark. Visitors walk and bike the wooded trails, and kids join after-school programs and summer camps at Adventure Central, a popular indoor education center. Less than 2 miles away, Miami Valley Golf Club has private amenities, like an Olympic-sized pool and a championship course designed by famed architect Donald Ross.

Learning technical skills at Meadowdale

Students attend Dayton Public School District schools, beginning at Belle Haven Elementary. They move on to E J Brown Middle School and finish at Meadowdale High School, also known as Meadowdale Career Technology Center. All three schools earn a C-minus rating from Niche. Meadowdale students enroll in technical programs, ranging from engineering to nursing, which involve experience-based coursework and hands-on training.

Downtown Dayton is roughly 5 miles east

The community has a few bus stops, but residents are mostly car-dependent. North Gettysburg Avenue and West Hillcrest Avenue act as primary roads in and out of the neighborhood. People are about a 5-mile drive from Kettering Health Dayton, Interstate 75 and downtown. Dayton International Airport is roughly 10 miles north.

The CAP Index gives the area a crime score of 5 out of 10, slightly above the national average of 4. However, some categories of violent crime rate as high as 9 out of 10. The closest police department is the 5th District Police Headquarters, about 4 miles away.
