Quiet and calm, Mount Vernon is a small, established neighborhood with diverse architecture. Homeowners and the neighborhood association work together to preserve the community's unique characteristics while bringing new life to the neighborhood. "It's an area that's prospering. People want to move there and fix up the homes," says Traci Martin, a Realtor with Howard Hanna Real Estate Services who's sold in the area before. While primarily residential, the neighborhood sits right along Salem Avenue, a central corridor leading to stores, restaurants, green spaces and more. "We're a community with a lot to offer," says Reverend Doctor Charles Brown, a 40-year resident of Mount Vernon. "There's a quiet family vibe, but we're also convenient to downtown, I-75 and I-70."

Classic brick homes renovated with care
Most homes in Mount Vernon are from the 1930s, and trees that turn all shades of color during the fall tower over sidewalks that wind along the neighborhood's streets. Home designs are typical for the period they were built, including Cape Cods, Colonial-inspired homes, split-levels, duplexes, ranch-style homes and quirky cottages with Tudor-inspired elements. Older homes sometimes have less square footage, but the average home size in Mount Vernon is approximately 2,100 square feet, on par with the national average. Martin says a buyer she worked with liked the area because of the beauty and structural integrity of the homes. "It was a brick home lived in by people who took care of the house really well, and the yard was well maintained. The price was fair, too," she says. Prices range from $60,000 for a fixer-upper to just over $200,000 for a larger, move-in-ready home. Martin says most homeowners preserve historic characteristics yet still add modern touches when renovating. There are apartment complexes around the community's perimeter, along with various houses of worship and non-profits.

Since the neighborhood is mainly residential, residents drive to most entertainment, shopping and dining destinations. Martin says that because Mount Vernon is next to Salem Avenue, "people can easily hop on to get where they need to go, usually being downtown." Locals stop at Gem City Market to pick up groceries or visit the mini health clinic. Downtown is 2 miles away and has diverse dining, boutique shopping and entertainment venues. The Dayton Art Institute and Kettering Health Dayton, the nearest hospital, are also within 2 miles. A business district runs along Main Street, 1 mile away, and has a Marathon Gas station, Dollar General and various convenience stores. Restaurants include Grandma's II Restaurant and Benjamin's the Burger Master, a homey joint that offers signature patties, ribs and wings. There's a Domino's Pizza at the intersection of Mary Avenue and Sugar's Lounge three blocks north for a night out with friends.

Nearby charter and private schools include Gem City Career Prep High School and West Park Academy in neighboring Five Oaks. Gem City Career Prep has a C-minus score, but West Park Academy remains unrated as a preschool.
Short commutes and Interstate 75 around the corner
Mount Vernon is only a couple of miles from downtown, so many residents have short commutes to major employers. The neighborhood is also within 2 miles of Interstate 75, which links up to the Dayton International Airport in 10 miles and Cincinnati in roughly 50 miles. The neighborhood has several bus stops along Salem and Wheatley avenues, one street from the eastern border.
