Hugging the west banks of the steadily flowing Stillwater River, the community of North Riverdale represents a piece of Dayton's industrial history. Once a thriving neighborhood during the area's manufacturing boom, what's left since then is far calmer and more worn but no less proud of its community. Locals say homes can be renovated and the economy can shift, but neighbors are why they stay. "The people are great," says Tim Vanderhorst, owner of Main Hardware, a staple in the community for over 35 years. "They're one of the reasons I didn't decide to sell the business after my father passed it on to me." This civic attitude and revitalization through programs like Northwest Dayton Neighborhoods Vision promise growth in North Riverdale's future.

Community gardens at Wegerzyn
Wegerzyn Gardens MetroPark reflects the calm, natural beauty of the Stillwater River with trails, outdoor events and carefully manicured formal gardens. This 88-acre stretch of green space is also the home of a community garden with hundreds of plots for growing flowers, herbs and fresh produce. Almost exclusively made up of residential zones, the homes of North Riverdale tend to feature full yards and backyards, with a considerable amount of garages and driveways keeping the streets largely clear of parked cars. Well-maintained sidewalks cut through most areas, passing Cape Cod, foursquare and Craftsman homes almost entirely constructed in the early decades of the 20th century. A general need for renovation keeps the buildings relatively inexpensive. "It's a very affordable area," says Miranda Biedenharn, an agent with Comey & Shepherd who's served the area since 2004. "A great location for investors and first-time buyers." Though the area has a history of abandoned and derelict homes, recent government initiatives have tidied up the area through renovation and demolition.

Ohio Route 48 lines North Riverdale's western border, offering easy access to downtown Dayton, less than three miles south. "There are a few businesses that have been around for about 20 years," Vanderhorst says.

College Credit Plus at Belmont High
Open Enrollment allows students to attend any school their parents choose for them, regardless of district. Students can begin at Fairview Elementary School, which scores a D-plus with Niche, before attending Edwin Joel Brown Middle School as a C-minus. From there, they can enroll at Belmont High School, which has a C-plus and features the College Credit Plus program, which allows students to take college-level courses while they finish their high school diploma. "It's a failing school district," admits Miranda Biedenharn. "But there is a voucher program that allows children to apply for enrollment at participating private schools for free or at a subsidized rate." Nearby Dominion Academy is a private high school that scores a B-plus on Niche and specializes in the classics and fine arts.
Belmont High School has an overall rating of C+, according to Niche.
Edwin Joel Brown Middle School has a student to teacher ratio of 12 to 1.
