Residence Park is a long-established neighborhood on the far west side of Dayton. Tucked into the city's outskirts, it shields residents from the noise of downtown. However, locals are not cut off from everyday conveniences, as various restaurants and stores are along the borders. Being farther removed from downtown also means many green spaces nearby, including heavily forested areas. The community also has architecturally diverse homes costing over $150,000 less than the city's average sale price. Neighbors unite through a neighborhood association, which oversees community efforts and events like annual potluck dinners.
Diverse pricing based on renovation levels
The neighborhood is primarily residential, featuring a balance of early 20th-century bungalows, Craftsman-style homes, American Foursquares and midcentury ranch-style properties. "There's a ton of architectural diversity," says local Realtor Jeffrey Roberts of RE/MAX Alliance who has worked in the area for 35 years. "You really see the history of Dayton in the neighborhood's houses; it really feels connected to the fabric and the story of the city." Some houses are raised to accommodate occasionally hilly terrain. Prices vary considerably depending on a home's condition, as several fixer-uppers in the area need total renovation. These fall between $10,000 and $30,000. Partially renovated and starter homes cost around $40,000 to $80,000, while completely remodeled homes cost between $100,000 and $150,000. Streets have a mix of tall trees and bushy shrubbery, but lawns are mostly just grass. Sidewalks are along most roads, even though most residents drive from place to place.

Residence Park and its park
Residents are near many city parks, including a green space named Residence Park. The small park features a playground, tennis courts and a basketball court. It also annually hosts a National Night Out event. Just east, Gettysburg Park offers similar but less maintained facilities. Instead, most people visit to let their dogs play in the park's open field. Less than 1 mile south on the Dayton VA Medical Center campus, the scenic Dayton Grotto Gardens offers perennial-lined walking paths, historic stone architecture and protected natural springs. Benches and serene pathways invite visitors to remember the Purple Heart soldiers the garden beds are dedicated to. Two miles north, Adventure Central in Wesleyan MetroPark offers after-school and summer programming that teaches kids about the natural world. While kids enjoy hands-on learning, cyclists ride along Wolf Creek Trail and licensed anglers cast lines to catch various shiners, darters and bass.
Residence Park offers a wide variety of playground and play equipment for visitors.
Wesleyan Metropark's extensive green spaces are ideal for picnicking and unwinding.

Learning English at the International School at Residence Park
Children attend schools within the Dayton Public Schools school district. Many students start at the unrated International School at Residence Park, which serves prekindergarten through sixth grade. The school also has a prekindergarten through 12th-grade program designed for students new to the United States. These students undergo rigorous English instruction for one year to help them transition into their neighborhood schools. However, the support continues even after they leave the program. Brianna Blake, the district's English Learning secretary, says there are English Learning teachers and accessible interpreter lines at every school in the district. Next is Wogaman Middle School, which has a D-plus Niche rating, followed by Thurgood Marshall STEM High School, which has a C-minus. Thurgood Marshall High is inside the neighborhood, making it a walkable option.
