Older homes and a slow return of residents shape Westwood today

Westwood is a long-established Dayton neighborhood shaped by older homes and low home prices. Historically, the neighborhood has been in decline, but people are slowly restoring and reoccupying properties. Community organizations and city funding often support residents' needs. The neighborhood's location puts locals in a good spot to quickly reach amenities, like schools, parks and major employers. Highways and Downtown Dayton are also a quick drive away, making almost anything in the city accessible.

Older home styles stay consistent as property upkeep shifts

Westwood is often described as a "block-to-block" neighborhood. The condition of homes, yards and road infrastructure can vary street to street, and different parts of the community can be more inviting than others. However, housing styles are more consistent. The area mainly has bungalows, Craftsman-style homes and traditional two-story homes from the early to mid-20th century. Duplexes are also common.

Vacancy has been a prolonged issue in the area, but with over 70 properties sold in the past year, renter and owner occupancy are increasing as homes are steadily renovated. "There's a lot of grant funding for home restoration, and if you're looking to get into a neighborhood near downtown Dayton before prices start rising, this is a great spot right now," says Realtor Jeffrey Roberts of Re/Max Alliance.

Low prices fuel investment and renter-focused opportunities

Most homes cost less than $100,000, with some even selling $10,000s and $20,000s. The highest homes usually go for is the low $100,000s. While many people own their homes, there are more renters in the area. "It's more of a rental market, and will probably stay that way," says Austin McClain, Realtor with Reafco. However, the relatively affordable prices do make it a hotspot for investors. "It may be lower income housing, but for some people, that's their investment style," McClain says.

Bus service and key roadways offer simple commutes

Most people drive to get around, but Dayton city bus routes run along main roads to help keep the area connected. West Third Street leads straight into downtown Dayton, while Highway 35 leads commuters to Interstate 75, downtown and major employers like Miami Valley Hospital. You can also work closer to home at SugarCreek Packing Co., a large manufacturer in Westwood.

Several Dayton public schools are near Westwood

Students attend Dayton Public Schools or nearby private schools. Many kids can walk or bike to Westwood Elementary School, which is in the center of the neighborhood. You're also less than 1 mile from Thurgood Marshall High School and the International School at Residence Park, a prekindergarten through sixth-grade language arts school that also offers an English Learning program for newcomers to the United States.

Enjoy outdoor recreation at Wesleyan MetroPark

Westwood is home to parts of Wesleyan MetroPark. You can cast a fishing line into Wolf Creek or go hiking and biking along forest trails. In winter, many trails and picnic areas turn into cross-country skiing territory. The park also has Adventure Central, a youth education center offering after-school and summer learning programs focused on science, nature and life skills.

Local organizations offer support, community and resources

Many organizations support Westwood residents. Local churches often have strong attendance and host events open to the community at large. The Westwood Collaborative Network Neighborhood Association has slowed its involvement in recent years, but members still come together to:

  • Host community events, like the Fourth of July block party
  • Organize annual neighborhood cleanups
  • Support local businesses through advertising
  • Establish police partnerships to address crime in the area
Other resources include the Dayton Metro Library West Branch, which is less than 1 mile away. "We get a lot of patrons who come in needing assistance with faxing, job applications and resume writing," says Winnie Johnson, the library's branch manager. "We also have some of the highest statistics for computer use. A lot of people don't have internet services in their homes, so they come here to do work on the laptops and tablets available at the library."
