Social, resort-style community near LPGA International
Latitude Margaritaville is an island-themed resort-style community, creating a 55-plus atmosphere that feels more like a lifestyle than a neighborhood. Opened in 2018 just minutes from Ladies Professional Golf Association (LGPA) International, this community attracts Parrotheads with its palm-lined streets, tropical-theme and decked-out golf carts. “This is far from the average retirement community, and it isn’t really a place for antisocial people. Be prepared to speak to someone whenever you leave the house,” says Didi Womack, Realtor with Bob Hodges and Sons Realty. “People wave, stop you for conversation—you’ll know your neighbors by name.” Days here revolve around the Town Center’s lagoon-style pool, fitness classes and events tailored to the community’s playful spirit. The community has an overall CAP index crime score of 1 out of 10, meaning crime here is significantly lower than the national average.
Coastal single-story architecture
Coastal-style homes here start with the colorful Conch Collection cottages, single-story homes with pastel facades, tidy lawns and covered porches. These cottages, available in four floor plans, cost between $300,000 and $330,000. Larger homes, up to 2,500 square feet, are available for between $720,000 and $800,000. Residential streets are lined with palm trees and curve through a neighborhood bordered by neatly trimmed grass and clusters of native plants. HOA fees are around $300 a month.
Pickleball, paradise pool and events at the Town Center
The Town Center brings neighbors together for pickleball matches, while the huge lagoon-style Paradise Pool -- complete with a beach-style entry, tiki huts, and cabanas -- sits just a short walk away. Inside the Town Center, the Last Mango Theater doubles as a banquet hall and event space for dances, performances, and gatherings. With so many options close together, it’s easy for residents to stay active and connect with friends throughout the week. Next to the pool, the Fins Up! Fitness Center offers group classes, a spin room and an indoor pool and whirlpool spa. The nearby sports field hosts games of Fins Ball, the community’s own take on baseball.
Local outlets and Sand Bar cocktails
The Sand Bar is popular for Sand Bucket cocktails, chips and guacamole and other Margaritaville-themed foods and cocktails. Publix Super Market at Latitude Landings anchors a nearby retail plaza, offering groceries and daily essentials. Tanger Outlets is 3 miles from Latitude, drawing shoppers with more than 75 stores, including Kate Spade Outlet, American Eagle and Nike. Along Outlet Boulevard, hungry shoppers can stop in at spots like Miller's Ale House and Twin Peaks.
Interstate 95 access, Daytona Beach Airport and Halifax Health
The community sits just off Interstate 95, allowing for easy travel north to Jacksonville, about 90 miles away, or south to Miami, roughly 260 miles. Public transportation is available through Votran, with several bus routes connecting the area to Daytona Beach’s downtown and surrounding neighborhoods. Interstate 4 lies about 15 miles west of the neighborhood, connecting residents to Orlando and Tampa. Halifax Health Medical Center is about 5 miles away, and Daytona Beach International Airport is about 6 miles away.
GreatSchools:
The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
