Named after the herds of deer that once roamed the area, Deerfield Beach is a Broward County city where things move a little bit slower. This is especially true for the suburb of Deerfield West, made up primarily of subdivisions catering to the 55-plus lifestyle. Most of the homes in the area are found in the Tidewater Estates Co-Op Subdivision, a manufactured home community serving the 55-plus crowd. The subdivision, consisting of midcentury modern mobile homes, features various amenities: a community pool, pickleball courts, shuffleboard, a library, a game room with billiards and a clubhouse for community-wide events. Many homes feature screened porches, decks and stunning views of the canal that flows through the area. Pine Tree Park Mobile Home Co-Op is another subdivision catering to the 55-plus lifestyle. You have the option to purchase a mobile home and a share of stock to become a member of the cooperative. Or, you can purchase a mobile home and pay lot rent to the co-op. It’s an excellent option for boaters, as the subdivision features a 48-slip marina. The clubhouse has fun community activities like line dancing, bingo games, Zumba classes and more. Home prices in the area range from $85,000 to $240,000.

There are plenty of ways to get around in Deerfield West. You’re right next to a major highway, route 95. Bus stations are also scattered throughout the area, and residents are within walking distance from the Deerfield Beach Tri-Rail station, which will take you to popular destinations like Pompano Beach, Fort Lauderdale and Miami Airport. While the area mostly caters to the 55-plus crowd, some good schools are nearby for any families moving into the neighborhood. Children attend Deerfield Park Elementary School, a magnet school with an overall Niche score of C-minus. Next, students attend Deerfield Beach Middle School, which offers an International Baccalaureate program and has an overall Niche score of C-plus. Deerfield Beach High School offers both International Baccalaureate and AP Courses and the Upward Bound Program, which aims to prepare students for college. The school has an overall Niche score of B-minus.

Local athletes flock to Oveta McKeithen Recreational Complex, a 15-acre park with two lighted basketball courts, a football field, a multipurpose field, youth baseball, a walking trail and a playground. Also on the complex are the Dr. Leo J. Robb Jr. Gymnasium and the Johnny L. Tigner Community Center. The beautiful Constitution Park and Arboretum is just five minutes from Deerfield West. The park features a playground for kids, two tennis courts and an outdoor basketball court. Locals can explore the Arboretum, a tree zoo containing over 200 exotic trees from five continents. Visitors can meander along the tree zoo’s half-mile walking path, taking in tropical fruit trees, palms, wetlands, bamboo trees, a butterfly garden and two misting waterfalls. Meanwhile, history enthusiasts can check out working model trains and railroad exhibits in the nearby South Florida Railway Museum.

When hunger strikes, there’s plenty of popular local eateries for locals to enjoy. Latinos Restaurante serves a range of Mexican, Peruvian and other Latin cuisines. For seafood staples amid kitschy pirate décor, locals head to JByrd’s Muddy Waters Restaurant. Meanwhile, neighbors catch up over coffee and breakfast at Lemon Café. When locals want to cook their own meals, they can grab groceries at Ideal Food Basket of Deerfield, Walmart Neighborhood Market, or Latinos Supermarket USA for more specialized items.

Deerfield West is a great place to call home with easy access to public transportation, great community amenities, beautiful parks, and plenty to do.
