The center of Delmont, a borough 25 miles east of Pittsburgh, looks like a small town from a bygone era. The main thoroughfares are two-lane and dotted with locally owned business and services where neighbors greet each other by name. And while newcomers are drawn to Delmont for the small town feel and the schools, they also love its accessibility, both to Pittsburgh and in its home prices. “The prices are very budget-friendly,” says John Lechner, a real estate broker with ERA Lechner & Associates who sells throughout the Pittsburgh area. “If you look next door in Murrysville, the prices are higher. The houses there are a little bigger, but if you’re a first-time home buyer or you’re looking to save some money, you’re probably going to find something that will fit your needs in Delmont.”

Colonials, New Traditional-style homes are common

Homes closer to the town center are older, on compact lots and walkable to local retailers and service providers. The western side has a more suburban feel since the homes are larger, newer and more spread out on big, landscaped lots. Architectural styles include Craftsman and Colonials from the 1920s, ranch-style homes from the 1950s, and 1990s-era New Traditional builds. Mature trees line many of the streets and homeowners' backyards. On average, prices range from $150,000 to $390,000, and buyers should note that higher square footage can sometimes come with a lower price tag, especially if the house needs updating. Those looking for a home with little upkeep can find condos along Cherry Blossom Court, with a typical price of about $250,000 for 1,800 square feet.

Residents find shopping and dining in the nearby borough

Shopping is limited within Delmont, with a handful of local specialty retailers offering hardware, lawn equipment and auto supplies. Residents head to nearby Walmart to pick up groceries and essentials. When they’re in the mood to dine out, they have their pick from several local restaurants and breweries in the borough. Ianni’s Pizzeria off Freeport Street offers woodfired pizzas, hoagies, a large selection of craft beers and BYOB service. Yellow Bridge Brewing, a family-owned spot serving the area since 2016, also sells pizza and craft beers and offers live music and trivia nights.

Delmont's public schools are highly rated

Kids in Delmont begin their education at Franklin Regional Primary School, then continue to Franklin Regional Intermediate School, Franklin Regional Middle School and Franklin Regional Senior High School. All four schools have an A rating on Niche. Franklin Regional Senior High serves about 1,100 students and has a student-teacher ratio of 15-to-1. There are fun annual events to attend

Locals look forward to the Apple 'n Arts Festival, a two-day event held every October at Shield's Farm that features craft and food vendors, fresh-pressed apple cider and activities for kids. “It’s one of the highlights every year and it draws the whole borough, plus people from surrounding areas. It’s a big deal,” Lechner says.

I-376 and Route 22 keep residents on the move

Delmont is just 25 miles east of Pittsburgh, so residents take Route 22 to Interstate 376 to get to work or to enjoy all the city has to offer. For those times they need to go farther, the Pittsburgh International Airport is about 50 miles away.
