A suburban neighborhood in southern New Jersey
Less than 15 miles east of Philadelphia, Tenby Chase sits across the Delaware River in southern New Jersey. Made up almost entirely of homes, with a few parks and sports fields mixed in, the neighborhood provides its residents with a relaxed suburban atmosphere with convenience to the city and Route 130’s commercial hub. “It’s probably the most sought-after neighborhood within Delran,” says Lina Carollo, a Realtor with Re/Max Hometown who grew up in the area. “Because of the small-town and neighborhood feel, everyone tends to know everyone within the community, which is nice. Growing up there, I felt like I knew everyone there. It’s a friendly atmosphere and a really tight-knit community. Everyone’s really happy to see you and know who you are.” Walkable streets line the neighborhood, and a local swim club brings the community together during the warm months.
Single-family homes on walkable streets
Properties in Tenby Chase are almost exclusively single-family homes, save for some apartments close to Burlington Pike. “The community itself is nice,” Carollo says. “People keep up with their homes and you’ll see a lot of homes that are updated.” Homebuyers will find that split-levels, ranch-style homes and Cape Cods are the most prevalent styles in the neighborhood, and properties are often situated along suburban streets with sidewalks paralleling the roads. “It’s nice for walking and running because you have this neighborhood feel,” Carollo says. “You’re not right next to Route 130.” Single-family houses typically cost between $400,000 and $500,000. Crime in Tenby Chase numbers at a 2 CAP crime score, lower than the national average of 4.

Large tracts of recreational space in and around the neighborhood
The Tenby Chase Swim & Sports Club sits on the south side of the neighborhood and puts on community events, holiday showcases and live music. “The Tenby Chase Swim Club has been around forever,” Carollo says. “It’s where all the community can get together. I feel like everyone knew Memorial Day was opening day for the swim club, with cars parked up and down the street. That was, for me, the imprint of when the summer started.” Conrow Road Park has several installments of play equipment and a large open field in the shadow of the Delran water tower, while the Jake’s Place playground is located near the high school. “People with families love that park,” Carollo says. “They’re sprinkled around Burlington County.” Tenby Chase Playground has around a dozen acres of recreational space for visitors, with soccer fields and a baseball field among its amenities. “Sports are huge in Delran,” Carollo says. “There are a lot of local club teams. What’s nice is right in the middle are all the fields, and soccer player Carli Lloyd grew up there. I feel like that’s the oasis of the town because of the sports.” A small, linear section of the park flanks Swedes Run, a lake tracing its way through Tenby Chase where anglers can fish for bass, bluegill and other species of gamefish.

Food menus, shopping and more on Burlington Pike
Burlington Pike makes up the northern boundary of Tenby Chase and serves as the dining and retail hub of the neighborhood. “You’re minutes away,” Carollo says. “Route 130 has a ton of restaurants, shopping and retail.” Restaurant-seekers can find international fare, like Chez Rodine Caribbean Restaurant’s offerings, Latin food at Las Palmas Café and Mediterranean dishes at On the Grill. Other stops include seafood at Crab Du Jour & Kanji Noodle Bar and classic diner offerings at Pandora Diner.“Everybody’s local bar for forever has been Ott’s, right there on Bridgeboro and Hartford,” Carollo says. “Ott’s is definitely the town favorite, especially when people have all the sports events. If there’s a game on, everyone’s there. That’s definitely the local ‘Cheers’ bar there.” The bar is about 2 miles from the neighborhood center. Grocery shoppers can head across Burlington Pike to a Four Seasons Market or to the ShopRite of Delran, which is less than 2 miles from central Tenby Chase.

A four-school pipeline for area students
Neighborhood kids have to head outside of Tenby Chase for education, and can begin at Millbridge Elementary School to the east. The school spans kindergarten through second grade and receives a B-plus from Niche. Delran Intermediate School gets a B-minus for its service of grades three through five, and Delran Middle School also scores a B-minus. Delran High School is given a B-plus by Niche and offers numerous Advanced Placement courses, including computer science, calculus, several languages and more.

On-ramps to the interstate east of the neighborhood
Locals can reach Interstate 295 about 6 miles from the center of Tenby Chase, and access to the New Jersey Turnpike requires a trip of about 7 miles. “It’s absolutely centrally located,” Carollo says. “You can hop on 130 to get to Philly, which is probably 25 minutes to a half an hour away, if that. If you take the backroads, you can go through Morristown, which is very sought-after and right next door. People like the main street there.” Trenton is less than 30 miles north, and residents can get into Philadelphia by way of a 14-mile drive. NJ Transit operates buses along Burlington Pike, and residents can also reach the River Line for rail transit. “It’ll take you right to Camden if you want to see a show, or you can go north and catch the train to New York,” Carollo says.
