The South Florida neighborhood of Tropic Isle is – apropos of its name – a waterfront enclave with scenic homes, towering palm trees and easy access to the open waters of the Intracoastal. The neighborhood has a distinct collection of architectural styles, with luxury homes often selling for millions of dollars. And while the houses tend to be eye-catching, the backyard docks attract the most attention – especially for the water lovers who often make this place their home. “When you talk about Tropic Isles, people think about homes that are on the water,” says Matt Campbell, local Realtor with Beachfront Properties. “Homes are either on the Intracoastal or little canals that connect to the Intracoastal. It’s a big boating community.” Recreation on the water is popular, though numerous parks, nature preserves, and public beaches are nearby. And the vibrant shops and restaurants of Downtown Delray Beach’s Atlantic Avenue are just 3 miles away.

Distinct architecture with direct Intracoastal access
Nearly every home in Tropic Isle displays a distinct architectural style, ranging from Spanish Revival and coastal contemporary to Art Deco. Homes sit on well-manicured front lawns with towering pine trees. A collection of pastel-colored ranch homes offers a modest way into the neighborhood. Most properties have backyard swimming pools, and nearly every single-family home has direct Intracoastal access with boat docks. Single-family homes with waterfront access range from $3 million to $9 million, depending on the number of bedrooms and the year constructed. Homes on dry lots price between $800,000 and $1 million.
Tropic Harbor and Tropic Bay Condominium complexes provide a multifamily option. Cost, depending on waterfront access, runs from $300,000 to $1 million. Although there is no HOA, the Tropic Isle Civil Association is a voluntary group dedicated to improving and maintaining the area’s appearance.

Atlantic Avenue is the commercial hotspot
Atlantic Avenue in downtown Delray Beach is the commercial heart of the area, just 3 miles away. Luxury cars line the street as pedestrians peruse the eclectic boutiques and local art galleries. Upscale dining options range from fresh seafood at City Oyster & Sushi Bar to classic Italian cuisine at Tramonti. Deck 84 is a buzzing waterfront bar and grill serving classic American fare and weekend brunch.
The party doesn’t have to stop with dinner, as favorite watering holes like The Blue Anchor British Pub and Tin Roof echo live music well into the night. “The Avenue has restaurants, shopping and live music scenes,” Campbell says. “It’s a lot of fun, and there’s lots of foot traffic.”
Plenty of retail stores are closer to the neighborhood, as the Plaza at Delray is under a mile away and features a T.J. Maxx, Ross Dress for Less and Ulta Beauty. Whole Foods and Publix provide the neighborhood with groceries. There is also a Trader Joe’s nearby.

Recreation by land or sea
The crack of the bat is a common sound at Miller Park’s six baseball diamonds. The sports complex is next to the neighborhood and includes a field dubbed “Little Fenway,” modeled after the home of the Boston Red Sox. There is also a miracle league field, custom-designed with rubber surfaces and flat fields, making the game accessible for all players.
Atlantic Dunes Park is 2 miles away and offers sandy beaches and direct ocean access. Visitors can enjoy the scenic nature trail and escape the hustle and bustle of busier public beach access points. Career academies at Boca Raton Community High School
The neighborhood is served by the Palm Beach County School District, the fifth largest in Florida. Younger students can begin their education at Pine Grove Elementary, which receives a B-minus rating on Niche. Boca Raton Community Middle School and Boca Raton Community High School both receive an A-minus rating. The neighborhood has well-connected transportation routes by land or sea. US Route 1 and the A1A Jimmy Buffett Memorial Highway run parallel to the neighborhood and connect to multiple city centers, including nearby Delray Beach and Boca Raton. Downtown Fort Lauderdale and the Fort Lauderdale-Hollywood International Airport are around 30 miles away. City centers can also be reached using the Tri-Rail commuter line; the closest station is 4.5 miles away. Delray Beach’s holiday celebrations
Holidays are a big deal in Delray Beach. “The city does a ton of stuff,” Campbell says. “There’s a gigantic Christmas tree that’s something like 100 feet tall that gets lit up.” The Christmas Tree Lighting Celebration and Yuletide Street Fair have illuminated the holiday season for over 30 years. Other popular gatherings downtown include the 4th of July Celebration and St. Patrick’s Day Parade. Art & Jazz on the Avenue is the signature street event in Downtown. The festival occurs four times a year and features an evening of live music, mural art and dancing and dining in the street.
