Susquehanna Trails, also known by York County residents as “The Trails,” is a small residential island surrounded by an ocean of farms amidst the rolling hills of the Pennsylvania Piedmont. Adam McCallister, a Realtor with eXp and former resident who attended the South Eastern School District, notes that although this community is in the countryside, that’s precisely the appeal for the right buyer. “It’s a small, wooded pocket with a number of single-wide and double-wide manufactured homes. You’re moving there because you might have a neighbor, but you don’t care to see him!” McCallister jokes. “And because you want a little private place of your own to call home.” Mary Smith, Realtor with Re/Max Delta, agrees. “It’s a great neighborhood to live in if you’re looking for a quiet and peaceful community.”
Small homes on spacious, forested lots
The community offers just under 1,000 homes, a number that is slowly increasing. Most archictecture follow ranch-style designs, with open floor plans, metal roofs and aluminum siding. Some builds are prefabricated, manufactured homes. The neighborhood’s ranch-style homes and Cape Cods date to the 1970s and ‘80s. New Traditional homes have been entering Susquehanna Trails since the 2020s, typically granting two floors of space. Most have vinyl and stone siding and shingle roofs. The average square footage of a home is about 1,450, though the median parcel size is about two-thirds of an acre. Lots are usually divided by mature trees and sometimes ensconced in a forest. Home prices range from $150,000 to $500,000, with newer, bigger homes on the upper end of this spectrum. Undeveloped lots range in size from a third of an acre to several acres, priced anywhere from $5,000 to $100,000. The neighborhood gets an overall CAP Index crime score of 2 out of 10, which is well below the national average of 4.

Hiking Muddy Run Recreation Park and making a splash at Guppy Gulch Park
For a challenging hike, the Mason-Dixon Trail meanders between Muddy Creek and a gorge, passing by a small waterfall. Guppy Gulch Park invites locals to splash down slides, maneuver through aquatic obstacle courses and ride a zipline. There is no individual admission to the park; rather, visitors must come as part of an organized group. Located 16 miles to the north, Susquehannock State Park spans over 200 acres, featuring miles of scenic hiking trails through forests and hills, panoramic views of the Susquehanna River and ample opportunities for birdwatching. Muddy Run Recreation Park is right next door, offering additional hiking trails, a splash pad and campsites. The park encircles Muddy Run Reservoir, a popular spot for fishing and boating.

Locally owned businesses in nearby Delta
Restaurants and other local businesses are in the town of Delta just a few miles southeast. “The great thing about businesses here is they’re owned and run by neighbors. You don’t have fast-food joints like McDonald’s but a neighborhood pizza place and a neighborhood sandwich shop,” McCallister says. Delta Pizza is the pizzeria in question, a ristorante with an interior decorated with taxidermized animals and American paraphernalia such as old license plates and rusty bicycles. The eatery serves up Italian-American cuisine with a side of live music on select nights. And Delta Family Restaurant is the local sandwich shop, family owned since 1993. The eatery offers patty melts, meatloaf and comfort food favorites. Peach Bottom Inn welcomes diners to try weekly specials, homemade desserts and holiday meals such as a Thanksgiving dinner. Local shops in the area include Half Price Hardware and Delta General Store & Auto Store. Dollar General and ShopRite sit by the Maryland state line. Handcrafted goods, fresh produce and specialty products are sold at Creek Hill Market and Amish Country Variety Store, both within a 7-mile drive of the neighborhood. McCallister notes that residents will head 20 miles south to Bel Air, Maryland for bigger shopping trips.

The South Eastern School District
Delta-Peach Bottom Elementary serves kindergarten through fourth-grade students. South Eastern Intermediate serves fifth- and six-grade students, while South Eastern Middle serves students in grades seven through eight. Susquehanna Trails sits 20 miles west of Interstate 83, while U.S. Route 1 is 12 miles south.
