Housing styles and community atmosphere
Most of the neighborhood’s houses were built between the 1960s and 1970s. Brick ranch-style homes, split-levels and Colonial Revivals with attached garages and fenced-in backyards are common. “The homes in the northern section of Columbine Knolls are older and will have more space between properties,” says Kathleen Hofstra, a Realtor with RE/MAX Professionals who has been selling homes in the area for over 30 years. “The typical house here will have three to four bedrooms in the 2,000s for square feet.” Mature trees shade the community’s streets and provide privacy between neighbors, with properties ranging from around 9,000 square feet to half an acre. “One of the biggest draws to Columbine Knolls is the larger lots,” says Chris Plant, a local Real Estate Agent with Re/Max professionals. “In this part of town, the more established neighborhoods generally have more spacious properties, which is the case here. You’ll also see mature landscaping and wider streets, with room for on-street parking.”

Market prices and cost of living
Columbine Knolls is comprised solely of single-family homes, with price tags starting in the low $500,000s and reaching around $1.5 million. Houses over $1 million typically span over 3,000 square feet, with modern interiors and recent upgrades. With a median sale price of around $840,000, homes here tend to be more expensive compared to the Colorado and Jefferson County averages. Membership with the Columbine Knolls Homeowners Association is not mandatory, but an annual $50 fee includes a membership directory, a monthly community newsletter, maintenance of public neighborhood areas and community events.
Public and private schools nearby
Local families are served by the highly rated Jeffco Public Schools, as both Normandy Elementary School and Ken Caryl Middle School are within a mile walk of most homes in the neighborhood. Columbine High School is located a short drive north, in Marston, and offers seven career-pathway programs that promote hands-on, project-based learning in fields like engineering, computer science and visual arts and design. The neighborhood is also home to Front Range Christian School, a private institution serving prekindergarten through 12th-grade students.

On the neighborhood’s south side, the 10-acre Marker Park is home to a playground and facilities for baseball, volleyball, tennis and soccer. A few miles south, Chatfield State Park spans more than 5,000 acres and is a popular destination among outdoor lovers across the Denver area. The state park has a swim beach on the Chatfield Reservoir, over 100 camp sites, a marina and 26 miles of hiking and biking trails. There is also an expansive off-leash dog park complete with a pond. Deer Creek Canyon Park is also nearby and has hiking trails at the edge of the Rockies.
An active Homeowners Association
There are numerous amenities and events organized by the Columbine Knolls Homeowners Association. “It’s an active volunteer organization that organizes events like a clean-up day, but they also have rules that homeowners need to abide by, and they are enforced,” says Hofstra. One of the focal points of recreation is the Columbine Knolls Pool, the site of the summer picnic put on by the HOA. The association also maintains sand volleyball courts, a playground and tennis courts next to the pool. Annual events include community garage sales, a Fourth of July bike parade and a neighborhood Easter-egg hunt. “The HOA works hard to maintain the quality of the neighborhood,” Plant says. “You have to keep your house painted certain colors, and you won’t see junk piled up in people’s yards.”
