Historic neighborhood in walking distance of Denver’s downtown

Despite Highland’s centuries-old roots in Denver, it began growing in popularity in the early 2000s when a pedestrian bridge connected it with Lower Downtown. “It was always a historic neighborhood—there were always people living there—but it didn’t become the trendy place it is today until that pedestrian bridge got put in over Interstate 25, and then you can watch the price per square foot go up overnight,” says Jenny Usaj, employing broker and owner of Usaj Realty with over 15 years of experience. “Highland is great for people who want the energy of the city, but more of a neighborhood experience where you’re able to go for a walk on the sidewalk with grass and trees.” The neighborhood’s north side, known as the “Potter Highlands Historic District,” provides a glimpse into the neighborhood’s past, with historic preservation efforts protecting many properties’ architectural integrity. Meanwhile, its southern, eastern and western areas blend into local business districts.

Historic Highland homes and modern apartments

Potter Highlands Historic District includes single-family homes built before the silver crash in 1893, including Foursquare homes, locally known as “Denver Square,” Craftsman bungalows, Mission Revival and Victorian houses. Prices range from $700,000 to $1.6 million, depending on property size and historic preservation status. “There is another layer of historic preservation that you have to go through if you’re going to do alterations to your home if your home is, in fact, historic,” Usaj says. “You’ll see old stuff built next to new in the Highlands, but if they have that historic plaque because of how old they were, then they can’t take them down.” Highland Park, another historic district known as “Scottish Village,” is lined with homes that have smaller footprints, including cottages, townhouses and multifamily housing. Cottages are listed between $525,000 and $965,000. Townhouses may be repurposed from historic Mission Revival, Denver Square and bungalow homes. Prices range between $315,000 and $900,000. Modern apartment buildings also dot the neighborhood, with monthly rents between $1,500 and $3,000.

Open space, paved paths and Sloan’s Lake

Viking Park’s almost 6 acres of open space, with paved paths woven throughout, is located in the southwest of the neighborhood. Highland Park spans 7 acres and includes a trail wide enough for strollers and dogs, passing the Woodbury Branch Library, an open space and playground, all along the way. Sloan’s Lake Park totals 177 acres, including its namesake lake, where geese glide along the water and anglers catch and release fish. Familiarized with people, the geese sit unbothered in the shade of trees lining the park’s more than 2 miles of multiuse loop paths that lead to a basketball court, paddle craft launch, skatepark and tennis courts. The Colorado Dragon Boat Festival is held during a weekend in late July at the park. Over 50 boating teams compete, racing across Sloan Lake. On-land entertainment includes an Asia and Pacific-focused marketplace, Taste of Asia food courts, live art demonstrations and over 60 performances.

Locally owned restaurants and Leevers Locavore groceries

West 32nd Avenue is lined with locally owned restaurants, such as the coffeehouse, On & Off, which has an outdoor patio, indoor dining area and carryout counter. The Yoga Box studio is farther down the street and located close to additional local restaurants, including Spuntino, an Italian restaurant with a rotating wine menu, and Rosales Mexican Bakery. Zuni Street Brewing Company opened on Highland’s east side in 2017 and has a beer menu for to-go beer packs, barrel-aged and drafts. Throughout the year, the brewery books food trucks and hosts local musicians. Leevers Locavore specializes in natural and organic groceries, and there’s a Safeway also nearby. Just east of Highland in the Lower Highlands, there are additional dining options, including Avanti Food & Beverage’s food hall, which was repurposed from shipping containers, and Linger, a small-plate restaurant and rooftop bar built out of a restored mortuary.

Highland Square celebrates local artisans and performers

The Highlands Farmers Market is held on Sundays from mid-May through mid-October in the Highland Square community, along 32nd Avenue off Lowell Boulevard. In addition to the farmers market, Highland Square hosts the Highlands Street Fair in June, where local musicians and dance groups perform on stage, and artisans sell crafts.

Education in Highland’s zoned Denver Public Schools

Columbian Elementary School, which earns a C grade from Niche, serves Highland’s northern area, while the A-minus-rated Edison Elementary School serves the southern portion. The neighborhood itself is in the Northwest Middle School Zone of the Denver Public Schools system, meaning students are guaranteed a seat at any of the assigned schools, including Skinner Middle School, which receives a B-plus. Denver North High School earns a B and offers 21 Concurrent Enrollment courses to prepare students for postsecondary pursuits.

Navigating Denver via RTD and North Federal Boulevard

North Federal Boulevard—part of “US-287”—runs through the neighborhood’s west side, leading north to interstates 70 and 76 and south to Empower Field at Mile High, home of the Denver Broncos. I-70 links the community with the world’s sixth busiest airport, the Denver International Airport (DEN), in around 22 miles. Regional Transportation District (RTD) bus stops line US-287, North Speer Boulevard, Zuni Street and West 32nd and 38th avenues. Bus routes run into Lower Downtown, about 2 miles away, and to Coors Field, where the Colorado Rockies play. Denver Union Station, for Amtrak services, is also in Lower Downtown.
