Neighborhood in Denver, Colorado
Denver County 80231
Built in the 1980s, Indian Creek houses feature vinyl siding in bright pastel hues. The neighborhood’s housing options are single-family homes, town houses and condos. “It’s an interesting little enclave,” says Chris Harvey, a broker with RE/MAX of Cherry Creek. “It’s in a great school district and only 10 to 15 minutes from Cherry Creek.” The median asking price for a home in Indian Creek is $292,000, but several properties are valued at $2 million. According to Kevin Fletcher, a team leader and broker with Compass Denver, Indian Creek slips under the radar. “It’s a hidden gem. It has a good mix of semi-luxury homes and town houses. You’ll feel like you’re in a super wealthy neighborhood,” he says. “As it turns over, houses are getting renovated; you’ll get a nice home for less money.” Harvey echoes Fletcher’s sentiment. “It’s a good, affordable neighborhood minutes from Cherry Creek.”
Since many of the homes were built in the 1980s, the style of the homes reflects that era. “You’ll find a lot of brick and stucco,” Fletcher says. He adds that the lot sizes are big for the Denver region — as much as one-third of an acre. Additionally, Fletcher says the neighborhood has an “international vibe.” There are sections of the neighborhood where several Russian and Ethiopian immigrants live. Harvey adds, “I think it’s a healthy mix of people.” Since the community is well established, Fletcher says old, big trees are scattered across the area. Harvey adds that many homes have either a pool or a tennis court.
Two school systems serve the Indian Creek neighborhood: Cherry Creek School District and Denver Public Schools. Cherry Creek is rated an A by Niche and Denver Public Schools Niche grade is a B. McMeen Elementary School, B-minus ranked by Niche, offers its students free Saturday classes to improve reading and math skills. Prairie Middle School is also rated B-minus by Niche. The clubs at Overland High School include robotics and film study. The high school is a B-plus-rated school by Niche.
One of the aspects of life in Colorado is the opportunity to enjoy the outdoors and green spaces. Indian Creek’s green space is the Cherry Creek State Park, a 4,000-acre oasis that provides many opportunities for outdoor enthusiasts to embrace nature. With the Rocky Mountains silhouetting the park, this open space offers water activities: swim in the reservoir in the summer, jet ski in the spring, drop a fishing line in the water in the fall and perfect your toe-loop jump while ice skating in the winter. Coloradans value their open spaces and make good use of them. Besides being an exciting place to enjoy water sports, you can camp under the stars at Cherry Creek State Park. Or spend the day riding horseback on one of the park’s many trails. The park is also known for its community-focused events. For example, in October, the park holds a Trunk or Treat event with hot cider and hay rides. The Witches and Wizards Paddle event features participants dressed as their favorite witch or wizard while paddleboarding. Hikers, bikers and joggers will appreciate two of the neighborhood’s trails — Highline Canal and the Cherry Creek bike path. The bike path leads to downtown Denver.
After a long day at Cherry Creek State Park, pizza would really hit the spot. Massino’s Pizzeria serves New York-style pizzas and massive double-stuffed pizzas. Comrade Brewing Company makes most of the beers they serve on-premises, like the Yellow Card Blonde Ale, which has citrus and passion fruit notes. The brewery is a 5-time medal winner at the Great American Beer Festival. Deby’s Gluten Free is a bakery and grocery store with gluten-free products. Other shopping needs can be met at the Central Park Shopping Center, located off of East Iliff Avenue. A Big Lots! anchors the Mall. Indian Creek is minutes from I-25, making the 8-mile trip to Denver less than 30 minutes.
